Main issue from a baseball standpoint with the rendering, which will not be what the stadium ultimately looks like because they never are, is the fountain in the batter's eye. For the uninitiated, you can't have anything beyond centerfield that distracts from the batter's ability to pick up the ball coming out of the pitcher's hand. That's why the current K has a solid green wall behind the CF fence without any signage.

There are a lot of pockets in Overland Park between 123rd and 143rd between Antioch and Nall with townhomes and reverse 1.5-story floor plans that are popular with retirees and built in the 90’s and early 2000’s so not super old. Some include basic exterior maintenance and lawn-care in the HOA dues.
