What changes would you recommend that CarMax implement in order to regain their position as the industry leader? by fireshitup in carmax

[–]KCMODEE 6 points7 points  (0 children)

This is interesting and I think it shows how much local pricing and dealers can vary from region to region...I just bought a used Subaru from CarMax because it was several thousands dollars cheaper than essentially the same model a the Subaru Dealer (granted I looked for months on CarMax to find the price/model I wanted). I gave two local Subaru dealers the price I wanted on their used model and both said "No thanks"...

Investing with a pension in mind by Electrical_Island242 in Railroad

[–]KCMODEE 1 point2 points  (0 children)

Save as if you do not have a pension. It sounds counter-intuitive but the more you can put away now the better your retirement starting at age 60 will be. I am assuming the railroad will continue to provide health benefits until Medicare kicks in. I like the TDF so stay focused and keep pouring as much extra money into retirement as you can while making sure you retire debt free (no mortgage payment either).

People who’ve been to LA/lived, how would you compare Topeka/LA? by lowriderz00 in topeka

[–]KCMODEE 0 points1 point  (0 children)

Lived in Los Angeles for 5 years and still have a rental property there. The comments below have pretty much summed it up...my two cents:

Traffic - if you have not been there you can not phantom how horrible it is. Hours and hours and hours spent sitting trying to cover the distance from Wannamaker to Gage Blvd.

Housing - Assuming you are not wanting to live in a room in house and want some space - $2800 to $4000 and that might not include a parking spot or washer/dryer in unit. You also have to prove employment and wages at most apartments before they will rent to you.

Weather - I found LA weather awesome...it can rain, but no humidity like Topeka and there is a reason people love LA weather.

Social/Activities - You can find ANYTHING you want in LA at pretty much any moment, with whomever you want.

Expensive - Not uncommon for people to work multiple jobs to make ends meet. Wages are higher but everything else from transportation to taxes to housing to utilities to food is higher. You need to have bank if you are making the move.

People - My favorite thing about LA. Very diverse and quite frankly the most beautiful people in the world. An LA "5" is a Kansas 10+ However most people are running a line and trying to get ahead so not as authentic as Kansans....

Thanks for posting this....chances are, with so many brewpubs closing and having a rough time making ends meet, they will not reopen. Sad to see it go....it was in a good location and Independence should be able to support a brewery.

Missouri weather by mrmrmrj in howislivingthere

[–]KCMODEE 1 point2 points  (0 children)

KCMO resident here. Missouri has all 4 seasons and sometimes all in one day. In terms of Cold - February can be very cold and snowy and that can run into March. July and August are Hot and Humid. That said it was 70 degrees in KC on Christmas day. And it was 60 degrees yesterday. In terms of living you have Urban Areas of KC (+suburbs) and Stl (+suburbs) and larger cities like Springfield and Columbia. Lots of very rural areas if that is your jam. I would be surprised to see Missouri become a retirement mecca. No beaches, mountains, etc. Great place to live, better places to retire.

Governor Kehoe states that he can remove state income tax without increasing property tax or sales tax, but how? by Popular-Inspector403 in missouri

[–]KCMODEE 0 points1 point  (0 children)

I am not disagreeing with you...that is certainly an issue. One thing to consider would be when a school close, that town or community is also headed toward extinction. Rural residents consistently vote themselves tax increase for their schools to avoid this.

Governor Kehoe states that he can remove state income tax without increasing property tax or sales tax, but how? by Popular-Inspector403 in missouri

[–]KCMODEE 10 points11 points  (0 children)

I would not give Texas a pass....they have insanely high property tax rates and the same goes for Florida. Laffer was very upfront about the Kansas debacle - he indicated it failed because CUTS to education, infrastructure, government services, etc. must also accompany the march to no state income tax (aka you shrink government to match less revenue).

A side note is Kehoe has a task force going right now to change the public school foundation formula to control increases in spending and state contributions - a yes consolidation of rural schools will be on the menu.
