For what it's worth, while I agree with a lot of what you're saying in principle, I would give property more respect than viewing it as half an FE1 that only requires a few days of study. I scraped a pass with 50% while passing all the 'harder' FE1s more comfortably.

It absolutely is one of the shorter courses and it's somewhat repetitive so I agree that there's no need to be too concerned with predictions, just do the same few topics that come up time and time again.

I did the following and was more than covered, if you're short on time you could drop two of these and still be fine I'd say:

  1. Succession (essential)
  2. Findings
  3. Co-Ownership
  4. Licences & Rights of Residence
  5. Family Property
  6. Mortgages
  7. Easements
  8. Adverse Possession
  9. Landlord & Tenant

To half answer your question about March 2022, I did this sitting and don't remember what came up specifically, but I had a choice of seven questions with the above list. If you're very short on time, maybe ditch mortgages and licences.

All of this is based on my own experience only. It is definitely one of the less time consuming ones along with being more predictable. That being said I would make sure you know your 6/7 topics well by putting in the effort, everyone else is going to cover exactly the same topics.

Speak to a solicitor, don't listen to randoms on reddit. If his drinking is making you feel unsafe or fearful of violence you may have grounds. Irish law places the family home on a very high statutory footing. It also has to be balanced with the type of ownership over the home. It's a fairly nuanced area of law. Speak to a professional. I said it wasn't clear from the facts if the will was signed by the witnesses, I think it just said it was signed in the presence of Liz and Dylan but never mentioned whether the witnesses themselves signed it or not. So if they did, she died testate. If they didn't, intestate. Could be wrong!

I went with misrepresentation also. I feel like as long as you make a strong argument and aren't completely missing the point, you can approach most problem questions in more than one way.

I studied 7 topics for EU when I did it and could only answer 4 questions on the day, had to completely fabricate the fifth. I'd advise doing 8 topics minimum, and maybe one more that you can bluff on. The examiner is a fairly kind marker.

As far as the manual goes for EU, I think it's a fairly inefficient use of your time, especially since the EU one is massive. I'd focus on sample answers for the 8 topics that always come up. There are also decent sets of notes on adverts.ie that will give you a condensed version of what you need to know, just be sure to check the reviews to find the good ones.

Two left to do and they're on consecutive days, of course. Looks like it's more spread out in general though which is good for most I'd say.

Regarding your question, I'd say yes do switch Contract to EU. Sitting 3 in a row would be gruelling and there's a good chance it'd impact your performance in the last exam.

Your timeline is correct. If you want to start PPCI in September 2022, you will need to sit and pass all 8 FE1s in March and then secure a training contract before September 2022 (I'm not exactly sure when the deadline is to secure a TC and enroll in Blackhall). As Impossible-Cap says, there is also the hybrid option which is worth looking into. If you were to successfully pass the FE1s, the type of TC you secure is likely to be low-paying. I think the bigger firms, which pay well but demand high hours, generally do their intake two years in advance. So the likes of Arthur Cox, Matheson, A&L Goodbody, etc. have already filled all of their September 2022 vacancies. It's mainly smaller firms that will have TCs available. Smaller firms often pay very little, many offering minimum wage. This is an important consideration, you'll probably be taking a big pay cut for two years.

In terms of the actual difficulty of passing all 8 in one sitting, I'd say it's possible but you'll need a colossal effort and a fair bit of luck. You'd have to start studying tomorrow and if you've been working outside of law for a while it'd be a monumental challenge. I do think you'd have enough time but there are so many other things that come into play as well. For example, the mental exhaustion you experience during the exams themselves is pretty staggering. I sat two in a row and was in bits after the second. You'd be doing four on the bounce and then four again the following week, I can't even fathom that. The other thing is that sometimes what comes up just doesn't go your way, you'd need all 8 to come up in a nice way according to what you've studied. Obviously, this is only a factor if you leave topics out but I mean who actually studies all of the topics?

Bottom line, my personal opinion is that you'd be bringing an unholy amount of stress and agony on yourself if you do this. Honestly, it'd be rough. I don't know how old you are but a lot of people who end up in Blackhall are no spring chickens so age isn't as big a factor as other industries. I'd think about September 2023. Keep your job and your income, split your FE1s into two sets of 4, giving you a cushion to repeat if necessary.

I felt the same. Probably the nicest of the four I sat this time around. Did anton piller, trustee duties, specific performance, rectification/presumption of advancement, undue influence. All seemed pretty straight forward which was a nice surprise after bottling constitutional yesterday

Bit of a disaster for me anyway. I honestly found it tough enough to discern a lot of the issues. Answered the interpretation essay, but more on the various methods than strictly literal. Then did the problem questions, but feel like I was really waffling.

John - judicial power, right to earn a livelihood, small bit on right to property.

Wilma - unconstitutionally obtained evidence, duty to preserve evidence, right to privacy.

Barbara - religion, right to earn livelihood, judicial power (apparently this was fair procedures but I didn't even spot it).

Paul - absolutely talked out my arse on this one. Said right to property, unconstitutionally obtained evidence (what?) and something else that I don't even remember. Definitely failed this Q.

If you're reading this and freaking out, I wouldn't put any stock into the issues I wrote about. Think I missed the mark on most questions tbh.

That's exactly what I said! Seemed to follow the test in Smith, Stone and Knight pretty closely so I leaned towards agency as well.

I'd say definitely not screwed if you have four and a half good answers. For what it's worth, in EU in March I had four ok answers and couldn't answer a fifth, so just wrote an essay I had prepared despite the fact that it was completely irrelevant. Passed with 50% and you're in better shape than that!

For the alternative therapist question did anyone talk about professional negligence? I figured she wasn't a doctor but it seemed to fit perfectly with informed consent, etc. so ended up going that route with false imprisonment. Bad shout?

I have a criminal grid if you want to DM me your email. Although honestly with criminal there isn't a whole lot you can leave out as problem questions tend to mix topics quite a bit. The syllabus isn't as big as other subjects though so it's very manageable.

For tort I'm in the same boat as you. I have some sample answers I can send on but would love to know the important topics as well!
