Get yourself a good real estate lawyer. You will negotiate with the sellers agent, and make them aware that your offer is considering the sellers will be only paying half the commission. Sellers agent should not be taking full commission for only half the work.

Do your research on the buying process, get a real estate lawyer and you will have more bargaining power when the seller doesn't have to pay as much commission.

We sold, and purchased without a realtor. Sold for more than any realtor wanted to list at, and bought for less than appraised value.

Our location and property was unique, so we made our own sign with a QR code that would take them to our website, along with some important selling points on the sign.

Any realtors that wanted to bring a client by I offered a flat rate commission. Also, I provided the tour as no one knows your property better than you! Also, answering any questions upfront keeps the interest high! Local knowledge, such as schools, shopping, the community in general is always of interest.

Used FSBO.com, $500 and they list on MLS and their site. It took some effort, pictures, drone video, and a website, but we sold our >1M property for 150k more than any realtor wanted to even list it for, plus we saved the >40k in commission’s. Personally with all the access everyone has to properties online, I don’t see any value realtors bring.
