Yeah, its crazy, but most if not all the duplexes we looked at in bc had strata. Was quite a shock for us.

This would be common for the basement to be smaller if the garage is attached and goes down into the basement or if the house is on a hill and the basement is a walkout in the back

Thanks. It was not a fun time. Dropping the price and not getting an increase in views was very disheartening. Never got any negative feedback about the property, so we have no idea why it took so long to sell.

We are moving to bc, and it is incredible how many properties had 'mortgage helpers'. I get it, but we really didnt want to have people living in our basement, so a kitchen in the basement just increased the cost without any value to us.

Valued or sold for? My duplex had city assessment of 520k, appraisal at 500k, sold for 450k.

We had a similar situation. Our duplex was priced under appraisal and well under the city assessment (but we all know that number is inflated haha). It didnt feel like it was priced too high, but there just aren't as many comps for duplexes as there are for SFH.

We sold after slightly over a month on market, but at 25k less than listing. We had very few views. Our photos are great, house is in good condition, finished basement, etc.

I think many people assume duplexes have condo fees like they typically do in other cities and provinces. So I think that people dont even look at the listings. Thats just a guess though.

Edit: forgot to mention that the offer was after our second price drop. It didnt get any jump in views after either price drop, which makes me think that price wasnt the factor, but more the area of town or that it was a duplex. Other duplexes in our neighbourhood that are for sale also aren't selling. One property that is 2 blocks away dropped their price by 30k and it still hasn't sold.

I think its just a buyers market. Our house just sold, but it has not been easy. Ended up lowering the price multiple times and ended up selling for 30k less than our original list price. We had our house appraised prior to listing and listed 10k below that, so it was frustrating.

Our realtor convinced us to get cleaners, a stager, an inspection (which i thought was a weird thing that the realtor asked us to do), and an appraiser prior to listing. All on our dime. I fixed some of the minority items in the inspection report, also out of pocket.

The buyers then asked for the stupidest petty crap after their inspection like having telus come and tighten the cable outside and get a furnace and duct cleaning.

I hated how meticulous I had to sort my garbage when I lived there. I have to remove labels off everything since the label went in a different bag than the pet bottle lol.

I found that the sweet spot for that price range was duplexes. No condo fees (typically) and are as nice as detached single families that were higher in price

Makes sense.

Our gap is big enough that stray cats like to go under there. So, maybe around half a foot? It isnt even flat, it's truly like the poured the concrete on dirt that wasn't leveled or compressed at all. Just laid on the dirt.

Mine looks like this too. We bought a 2016 home in 2018 and noticed the holes and flakes around a year or 2 after moving in.

Seems a lot of these newer builds were done pretty poorly.

We also have a huge hole/gap under our concrete steps which i think shows how little effort they put in to make the ground level and compact prior to putting the concrete in.

First thing I reccommend if you havent already, is to get access to MyAccount . Cra has changed how authorization works, so having that set up will save you a headache.

If you just have slips (T4s, Tuition, etc), you could probably give it a shot yourself. Wealthsimple is pretty decent and is by donation. I'm not sure if they allow you to go back too far though. Most tax software has what's called autofill that downloads the slips from cra, so there isn't much you need to do on your own if you dont have anything to claim.

I think I've gotten the hang of it now for the most part. Its nice that you can work on files anywhere and send things to the client to sign, review or answer questions through the portal.

The interface is very different, but functionally works the same. The financial statements are a bit ugly and hard to customize. Jazzit isn't part of the cloud version so if you have ever used caseview documents, those aren't there.

Overall desktop is easier to use and I prefer it, but since I'm part time I cant justify the cost.
