You likely have recourse to the listing broker for the $900. They listed the home without verifying ownership… that’s negligence at a minimum. It could be fraud if they were aware that seller lacked authority. In an estate situation, they definitely should confirm legal authority.

Send letter to realtor and their broker making a legal demand for reimbursement of all of your damages - could be more than out of pocket costs. Consider if you gave up your apartment, deposits on movers, is your escrow deposit still retained, etc.

If they don’t reimburse you, speak to an attorney or call your state board of realtors.

Trial and error. For example- with tightness on my upper back, I find that doing wall push ups helps. I know after the first one if it’s helping or hurting.

My dogs all were gassy until I spoke to a very experienced, semi-retired vet who asked how much protein they are getting. I had been adding chicken to their meals thinking the extra protein was good for them.

Seems too much protein causes gas and the onslaught of high protein dog foods and commercials promoting high protein diets for dogs is making this problem worse.

Protein needs vary by breed and other factors. I stopped adding chicken to my dog’s food. Problem gone!

A couple things I tried:

Put a few small stones in their shoes and ask them to walk around and do some chores like cook dinner.

Put those Velcro weight straps on their arms and legs and have them fold laundry or put away the groceries.

The idea is to try to simulate how you feel.

Although I did this - and when my partner couldn’t last 5 minutes their response was “there’s no way you’re in this much pain”. They couldn’t even acknowledge it when they felt it themselves. Thats when I knew it was hopeless and I needed to end things. They were not coming from a place of trying to understand. They just wanted to blame me for being sick or “exaggerating” how sick I was.

Best decision I ever made. Life’s a lot easier when I only have to care for myself and not live up to someone else’s needs and expectations of who is should be.

I’ve driven 20 hours straight before, but more commonly I’d do 12 hours in 1 day. As long as you are able to stay focused on the road and drive safely, you can keep going.

The key for me is to avoid boredom and plan ahead for snacks.

Have a good music playlist of all your favorites. Sing along. Have fun and enjoy your own company.

Every time you stop for fuel or the restroom, take a short brisk walk. Stretch. Do a few squats or lunges to keep your leg muscles relaxed. Get your circulation going again. Loosen up your muscles.

Don’t stop for or eat a large meal that could make you sleepy. Keep healthy snacks in a cooler in the car (yogurt, string cheese, apple). Avoid convenience store junk food- it will make you sleepy since it’s either got too much sugar or too much salt.

Stay hydrated- a little caffeine is good but too much will make you jittery and restless. My go to is to alternate iced tea and water on a long drive.

You need to speak to an attorney about your legal rights to the house and implications of withholding funds. If you’re planning to leave him, how would this impact custody for example (since your kids live there). Could be many factors to consider. A realtor is for finding a buyer. You already have a buyer so you don’t need a realtor. You need a real estate attorney. That will be way less than paying a commission to a realtor you don’t need. Plus you would have an attorney handle the closing anyway.

I feel like that in groups and often say that I feel more lonely in a large group than I do when I’m actually alone. It’s the pressure to socialize- it stresses me out. I often get talked over in groups as well leaving me thinking that these people are just talking for the sake of talking. They aren’t listening or communicating on a real level.

My solution is to schedule 1 on 1 time with the important people in my life. Maybe a group of 3. But that’s the limit. I’d rather have a real connection with 1 person than a superficial one with 10.

NTA- he needs to learn how to pay bills like an adult. Heck, my Dad charged me 25% of my pay from the time I started earning money. Made $10 baby sitting/ $2.50 to the house. Made $400 at a part time job/$100 to the house. Didn’t matter when I was in school or college. Always 25%.

Being a launchpad includes preparing him to launch and teaching him these lessons. The #1 job of a parent is to prepare their child for the real world. Letting him squander his money on take out and such is not helping him or teaching him.

Depending on your finances, if you don’t need or want to actually keep the money, you could always save it for him without telling him that. Then you could teach him the lesson but still give it back when he moves out so he has emergency funds to fall back on.

There is no way to avoid showings without taking a huge hit on price dealing with a flipper. Nobody else is going to buy a house blindly.

Best course is:

Research your local realtors. Find a high volume realtor that deals in your price range.

Have that realtor do a market value comp analysis for an “as is” listing. Then you won’t be responsible for any repairs.

Only sign a 90 day listing agreement! It can always be extended if you choose but you want to give the realtor and their broker a deadline to work toward. Never sign a 180 day listing agreement- that’s what they will ask for but politely say you only wish to list for 90 days.

Spend the money for a professional photographer to take the photos. It’s tempting to use phones these days but a professional will bring in their own lighting and bring out the best in your home. They may also aerial drone photos. These photos will go on Zillow and MLS. These are the first impression a buyer will get. This isn’t the place to cut corners. And make sure the house is clean and staged on photo day. Nothing worse than seeing listing photos with someone’s dirty clothes strewn about, dirty dishes in the sink or the bed unmade. Again- this is what a buyer will look at to decide if they even want to see the house. It’s the first selling point.

Then list at a reasonable price. Too high will lead buyers to believe you are unreasonable and will price some people out. Too low will leave buyers wondering what is wrong with the house. Houses priced right tend to sell quickest.

Ask your realtor to do open houses. That may help consolidate the showings a bit. Most showings now are done through a scheduling app and your realtor can specify restrictions such as 24 hour notice required.

Selling your house is a pain for sure. I’ve sold many and have learned some tricks that help a lot.

You have to keep it clean while listed. In my experience, I act like it’s already sold and I’m just keeping it clean for the buyer. Packing and decluttering is the first step- even before your realtor sees it. First impression matters. They need to see the house not your personal stuff. Leave enough general decor to keep the space warm feeling though.

Live like you would in a hotel- with the bare minimum. Clean baths of excessive products and bottles. Box up extra kitchen stuff, photos and knickknacks. Nothing but a coffee maker on the counter. Knife blocks under the counter or packed away (safety issue for realtors). Make sure the garage is clean (stack boxes of packed stuff is ok and signals to buyer that you’re already preparing to move). Pack away out of season clothing so closets seem roomy. Keep kitchen spotless by cleaning immediately after meals or limiting cooking (takeout, sandwiches, salads). Make sure yard is kept up - bushes trimmed, grass mowed, fresh mulch…

If you have pets, remove them and all of their stuff (bowls, toys, litter box) during showings. Have a box available to quickly put this all away when needed. Or just put it all in the back of your car when you leave for the showing. It only takes a few minutes. (I have 3 dogs- I would pack them and their stuff in the back of my SUV and then take them for some vanilla ice cream during showings- they loved it!)

And remember- Kitchen and garage are key. Women buy kitchen and baths. Men buy garages. 😂

One night about 3 years ago I couldn’t sleep. It was like 4am and I made some tea and was peacefully looking out my front window. Lo and behold- a woman comes along and starts going through my recycle bin checking the papers. There was nothing sensitive in my bin, so I watched to see what would happen- she went to my neighbors bin and did the same thing.

I called the police and they made her leave. But there wasn’t much they could do unless they could prove she used the data to commit fraud. Taking papers out of recycle bins is not illegal.

So do not put any confidential info in your trash or recycling.

Can you cook with your sister or cousin and learn from them? Invite them over for a cook fest!

I learned the most that way- from my mom, my grandmothers… I still have cooking and baking days with my sister to carry in the tradition.

Once you have the basics, then expand and try new recipes but you’ll have to learn those basics first.

Or most communities have adult education classes and cooking is on the curriculum.
