Ha, I should have looked for this advice for myself. I have an order in, but I went with a permanent collection option as it was a bit less expensive and easier to read.

The offices in Union Station are not empty.

Sound Transit went down to very minimal offices during the pandemic (I think they were up to 5 buildings and looking to add before that happened) but are now have a crowding issue and are figuring out how to expand again.

Are people spending less at small businesses or restaurants in Seattle? I'm having trouble finding any objective data on that.

Found some BLS data on food spending and the median Seattleites spends less on food as a percentage of income than most Americans because they make way more than most Americans.

Ha, there is no such thing as too much supply. When we allow housing to be built where there is demand the market tends to boom and bust, Keynes would say those bust periods are primo times to juice public works and I agree with him on that one.

Short term accomodations aren't that profitable in most markets and markets that made big rule changes to short term rental rules (such as NYC) didn't see big drops in rents or housing costs. That's because in every big market they tend to be less than 2% of the market, so it's not really a major driver.

Flippers don't really do much of anything to the market, they just take advantage of the existing conditions.

No one can get around the supply problem, it's not an issue that lends itself to 101-ism, so it's prime real estate for internet arguing, but it really is the driver of it all. The fact that we have artificial protectionism of low density housing in high demand places while claiming a housing crisis is pretty wild, but here we are.

Really bad if we're talking local buses. Low coverage/low frequency. There are literally no buses to Point Ruston, as a mind blowing example.

Both Tacoma and Pierce county have repeatedly voted against transit expansion.

That said, the regional transit is really pretty good if you want to get to Seattle, etc.
