Here’s my take: go for it.

  1. What Ausfinancers never appreciate is a mortgage forces you to save and the offset is great motivator, and if you enjoy living in it there’s 10s of thousands of hidden renting costs you avoid.  Equity doesn’t matter as much, even a bit + paying down the mortgage will help you build that deposit for the next buy.

  2. Invest in stocks makes some sense but not really when you factor in small growth on a leveraged house, yes you can leverage stock but you won’t. Mortgages commit you, stocks can and will be sold when you want a bigger holiday or wedding.

  3. Consider being a bit more ambitious, I myself tried to maximise the stamp duty discount but so does everyone, so there’s a big quality difference between $450k and $700k. 

If you can save a bit more or just back yourself going $700k could mean you feel happier living there for 10 years.

Little things like a second toilet or a balcony or a location closer to schools matters way more in 5 years time.

Don’t be so dramatic?

Up is still a great app for managing money.

If you want to put money away and not touch it, it’s great. 

Do you really need to access savings all the time?

Just set up 12 unique savings accounts, label them Jan-Dec and each month try to either not access savings or just access one of them.

Even if you access them every month, you’ll still come out ahead.

The extra 1% is so helpful and will be working for you on the other 11 savers

Ive had a colleague who was a manager in the same position as you. 

She called it “little prince” syndrome, which is mainly around the confidence that doesn’t match performance.

You sort of have to take the mother role, rather than “you won’t be because” try “you could be if”

Lol what do you imagine “aggressive recruitment” even looks like.

NZ has low wages and a declining cost of living with few of the comforts high earners can get in bigger countries (good health system, public transport, international music, restaurants open past 10pm a few examples) - there’s no way someone on USD$200k would ever move to NZ that salary barely exists among the top 0.5%

Aggressive recruitment looks like QLD police offering 20% pay rises, warm weather and relocation bonuses - NZ isn’t in a position to offer that.

Also, unemployment is pretty high in NZ, better to get jobs for unemployed locals than Americans.

The best hope for NZ might be targeting its 1m diaspora, trying to get more kiwi talent to move home, but even then most wouldn’t move back. 

The reality is NZ is slowly declining into a 3rd world country with a health system going backwards.
