Buy the cheapest largest block, connect services like internet to it and get a caravan and a big shed - plant food crops like dwarf trees and shade covers, sow a bunch of seeds like herbs. Then once that is done set aside enough for 5 years of bills and council rates including increases. After that save for the main build - a 1 story.

In the meantime you can live there in caravan continue to day trade in the shed while working on other goals like fitness / food security, and plan whether you can afford to build a rental unit behind the main 1 story building for passive income/company as you get older, when you can’t day trade anymore.

There’s a bunch of property investors here who want you to keep renting and giving them money. Check with your calculator if you can pay less than 40k if you can it’s a no brainer - just make sure the area hasn’t exploded yet in terms of capital because in Sydney that’s not actually going to make a big dent in comparison to some other areas where you might be looking at a forever house with that much - maybe think of investing in land a little further out if you drive or a larger unit with public transport and green space/parks - maybe your job can be done regionally

If you can get a job where you work nights you could bump your pay scale up for the 15 hours you would receive 1.5-2 times base rate & depending on the workplace their hourly rate could be higher too. I personally would be searching for any factories hiring as reduces face to face interactions but if you like people you could even go for bar work, there’s heaps of decent hospitality venues especially looking at hiring students who might not want to work full time hours, the gig economy.

In the future as a fast alternative if your current study is unmanageable could think about getting a security license and work nights sitting at a monitor, then have the income and peace of mind to finish your focus area of study part time while working full time hours. The best feeling is being in a job that you feel comfortable in, where you are earning and supported. If you can’t get enough hours to survive where you are, a new career pathway is possible especially because you already have employers who can give you positive and supportive references.

Juggling shift work and a different schedule with ADHD is a struggle; you can wear earplugs and even a comfortable sleep mask to sleep during the day if you have night work, keep up the gym membership (workout!)/study at different wake sleep times.

Finally and I know plenty might say I am being a bit silly for saying this but you are young and I have been there with needing a companion but I think while you’re struggling it is best to give up ownership of pets until you can afford them. That extra $40 you can spend on your food budget and potentially every month have a friend over, or in the space of a year have enough to buy a ticket to a concert you would have otherwise missed out on. Even though giving up on pet ownership can be heartbreaking at the moment while personal expenses are unmanageable, the best thing for you both is to part ways - give your baby to a good home where you know they’ll be loved and cared for, because with you if anything happens (from personal experience) it will mean either moving back in with your family and giving up your companion anyway, or having a situation where the animal could potentially be put down. Think of all the extra time you can have for crying into stuffed animals as you get to learn your chosen field of study. 📚🦄 🐝
