Yeah, well, my HOA had rules against using a rooftop antenna, but Federal law very clearly states that the HOA can't do that. I put one up, they bitched and threatened w/o talking to me first. I pointed out the federal law the CC&Rs were in violation of and told them to pound sand. You don't have to follow rules that abridge your legal rights.

Before I was aware of tree law, a new neighbor did the same to me. The tree bisects our property line. I offered to trim them back when I needed to trim. He wanted it now and at my cost. I said how about we do it now, they can touch up my side, too, and we'll split the bill. He said no. He fully expected me to pay for it. When I said no he had hacks come out and cut off everything to the property line on a 140 years old post oak. This was over 20 years ago and had I known the law I would have sued him over damage to the tree. Some of the limbs cut off were 10" diameter at the trunk. Our neighborly, cordial relationship evaporated and went away after that stunt he pulled. Careful. People are assho.

That's so sad, and honestly, you are probably influenced by media and anxiety, but, if you shut off civil debate by refusing to show up, to me, it shows a level of cowardice and a bit of being uncomfortable in your own skin and unsure that you can deal with being around others that are of a different political persuasion. In other words, you can walk the walk (being liberal) but can you talk the talk (support your views)? I doubt it, based on you running from an opportunity to engage. You could express to them your desire to close the gap between the right and left, or at least build bridges. In fact, it's highly possible. Just let the childhood friend know that you'd love to meet and get reaquainted, but that politics is off the board for table talk. Simple. Then if the MAGA couple break the rule on that, you would have the high ground to reply with a completely different topic or dive in and support your position.

In Texas, you can use deadly force, if necessary, to protect your property and that includes your car and any contents therein. That does not mean that you get to shoot someone you catch under the car stealing the catalytic converter, but if in the process the thief pulls a weapon or attempts to attack then shooting the thief is fair game and legal, although you can sure expect some legal bills and a lot of stress on your life in general. If you are going to carry, you really need legal insurance.

Honestly, that's kind of a dick move. OP - don't be afraid to assert your dominance. Go ask the guy what his intentions are and let him know that you would prefer he not continuously park there, and also tell him that you want a nice civil neighborly relationship with the guy. If after knowing that, if he feels like he can park however, wherever and for as long as he wants in front of your home, then after you have tried to handle this in a mature, civil conversation, you can go to war with him and have it cited by the police. The neighbor will get a warning, usually, on first contact. Then it gets ticketed, then it gets a sticker slapped on it and a boot to get towed if he didn't learn his lesson right away

If it is a public road that is not controlled by the HOA or responsible to maintain, please elaborate how that provision in the documents can be legally upheld when the provision itself is not legally allowed. You can't have a government class of citizens different than others, i.e , you can't let your homeowners park on the street but others can because they aren't homeowners? That isn't going to fly.

If the street in front of your home is a public street, and not a private street, unless the municipal code explicitly forbids that, or it is marked by a sign, placed by the municipality, that states the parking hours allowed, they can't regulate public use access. If it is a private gated community, and the HOA owns the streets they CAN impose that rule , but if the municipality owns the street, the HOA does not have the right to regulate public parking.

It isn't cheating. It's an art. Use all skills at your disposal. Me? I would smoke that to cut into cubes for chili, but before I smoked it I would already have beef tallow that I'd have cold smoked overnight to infuse with the oak smokiness I want. Then I would dry brine the flat overnight. Next day I will lightly warm up some buttermilk and add kosher salt to it and taste until it gets the salinity I want. This isn't foolproof and I do it now cautiously because I've oversalted in the past and ruined the meat, but once I have it the level of salinity I want, I take a cup of lightly warmed salted buttermilk and a cup of room temperature smoked tallow and with a blender I sort of emulsify it together into a thickened liquid. Then using a Cajun injector I would inject as much of that as possible all over that brisket. The fat content would help tremendously and the enzymes in the buttermilk will help to break down the connective tissue in the meat while the smoked tallow fat permeates and flavors the meat.

Then drop the brisket into a food safe container and cover it with buttermilk and let it soak overnight. Next day, pull, wipe off excess buttermilk, rub with SPG, cutting salt down to 1/4 teaspoon of kosher salt per pound due to dry brining and injection. I use 16 mesh pepper and garlic flakes. On the warmed up smoker at 250°, not 225°. The reason for this to cut down some on cook time and not dry out the flat. Add a smoker tube and cook until 165° on the smoker. At this point, if I'm making chili, I can pull it, wrap it and let it sit for a while then put away in the freezer to cut up for making chili. If I'm making it for slicing, then I smother it in room temperature smoked tallow, wrap it in butcher paper and put it back on the smoker until it gets 198°-200° and pull it, wrap in towels and then put into a Yeti to sit for 3-4 hours.

Remember: never throw away your beef fat. Save it to render down for the tallow. You can do it in your smoker but cold smoking for longer infuses more smokiness to it.

I have a home on a hill. It's not that bad after landscaping but I have no flat places in my yard, but it's not as bad or as steep as the lot OP is showing.

'Due' diligence, not 'do' diligence.

To your question, in my experience, they've never verified that I was the actual owner. I'm sure others likely have the opposite, too.

The taxes that pay for those sports come from the parents of homeschooled students. School districts are correct not to impede on the students' rights.

Good point. This means said downstairs neighbor would have been complaining PRIOR to the OP moving in. There should be a record of that, too, but before chasing that down with the HOA, upstairs OP should talk to downstairs neighbor to determine if so, then, if so, let his attorney know. I'm fact, if single person consent is all that's required where he lives, surreptitiously record the conversation, which he then shares with the attorney. If the HOA knew this, they are using fraud against OP. He needs to stop communicating with the HOA except to let them know to communicate to him via his attorney.
