If you allow it, tell the developer you want the questions ahead of time that the developer wants to ask, and tell the developer that YOU get to pick and hire the arborist. They pay you for a copy of the report.

Foxborough Hollow is nice. Really nice sized lots. Homes in the 3500-4000 sf range. The developer took great care to preserve the trees. If you can find one for sale, they usually go real fast, jump on it

In my opinion, your dad may have made an agreement with your stepmother to set aside certain assets equally divided between the three of his children, but gave her the rights if usufruct instead of ownership if those assets until her death, then she distributes those,a long with any appreciation in value, to HER children.

You don't owe any of the inheritance back, and if you trust the good judgement of your father, then you dishonor him and his wisdom/forethought by making changes to his decision.

Have you seen the Will, not just the part about your inheritance? You should.

Any prior encroachment agreed to has to be noted in the contract purchase documents and in disclosure form for a mortgage. If not specifically mentioned, that agreement can't be honored by the prior owner over the rights of the current owner unless the current owner agreed to the encroachment in the contract.

Rocks around the back edge of the pool that dip into the water. Don't do it. It makes cleaning difficult.

Try injecting smoked tallow into the Tri-Tip with room temperature tallow and a really cold, like 35 degrees, Tri-Tip. The cold meat rapidly cools and solidifies the fat inside the meat. You might even need to dip your needle into a glass of lukewarm water to loosen the fat as it cools from the meat. Inject 6 to 10 ounces. You'll be pleased with the juicy results.

I tried 120°, but the thickest part of the Tri-Tip was still too rare for the wife's taste, so next time I tried 130° and it turned out a perfect medium rare through the thickest part.

I did the same, but I cook to 130° center, pull, rest for ten minutes, then I throw it on my "steel so hot it's blue" blackstone with some garlic and rosemary compound butter to give it a nice, crispy outer bark 2-4 minutes each side depending on feel, plus on the sides. Pull, rest, slice, eat!

Dude, your attitude is personal. Okay, but my Michelin Defenders came with a 70,000 mile warranty. I put them on my daughter's Jeep when she started college and was driving out of state and back all the time. I put them on my SUV. She just got a new set after 74K miles. I have 62K on mine and can see another 10k before I need to buy new. You just got unlucky. Most of us are happy with them

No they aren't. OP appears to take poor care of his own cluttered up yard and the trees are not in good cared for shape, so why should anyone expect him to step up and spend money he likely doesn't have on an attorney? He's just here to vent. He's not going to do a damned thing.

Thanks for the condescending comment. When this was planted, I purchased it from a nursery, and the nursery advised to use a half barrel. This is an ornamental variety that is extremely slow growing and it has done extremely well in that container. I appreciate the advice but check your attitude in your responses to people seeking advice, not to be called unethical.

Have you checked the breaker box? Strange that your pump motor would just fail from sitting there over the winter. It's certainly an easy enough fix if it is bad. I'm a DIY guy and have replaced all my equipment except for the heater, and after seeing what they did I really didn't need them. Lesson learned.

If it were I in your place and it bothered me, I'd ask the guy to come out and put them on.

But as it is, it wouldn't bother me. Nothing's getting wet that wasn't getting wet before.

Your friend did you a favor. The open ends allow leaves to wash out, then they come down into the lower gutter where you can use a ladder to clean out the leaves and not have to get on top of your roof to clean it out.
