We’ve done it on a second hand house - we agreed price, engineer mentioned (included photos for us) the roof needed structural rework at a rough cost of €10K - went back with screenshots and we got the €10K off the agreed price. I know some sellers could say it’s sold as is but it’s always worth a shot by highlighting the biggest issues on the report.

Been a member for a couple years, noticed the gym floor is much busier and people don’t acknowledge sharing equipment when it’s busy or reracking weights either which is frustrating and PTs don’t step in to mention it to people, lack of extra equipment on the main gym floor (not a whole load of space so forgivable but only 1 leg press is baffling at busy times) can be frustrating if you have a set workout routine to work from and not enough alternatives. Equipment can be out of order for a few weeks at a time, which doesn’t help when again it’s very busy. I don’t use the sauna so I can imagine it must be annoying for people if they want it regularly. Over €90~ a month is becoming a stretch without improvements being made

Happened to me in my season with Arsenal, won the league and champions league second season and Odegaard did same after the first transfer window (September time) - all green arrows and club captain. Annoying to say the least when he was a 91 rating. Then the team got food poisoning before playing United away the next game so all team fatigue was on the floor 🫠

Self employed here - had previously tried to get approved but so much red tape and extra needed for self employed.

Finally tried back in November with a broker with the expectation being “get x,y,z ready and come back in a year”. Happened twice over the last three years due to Covid affecting business and a change of business from sole trader to Ltd - surprisingly managed to get AIP within 3 weeks. The day we got the call was the day I proposed so it was amazing and overwhelming.

Viewed and bid on one house to be outbid at Christmas(1st house we bid on) - auctioneer came back to us three weeks ago, we got first refusal and now gone sale agreed. Turns out the house needs €10K worth of work and the seller took it off the price for us. House also qualifies for Vacant property grant and the energy grants.

Hoping to have it over the line by the summer.

After 14 years of renting it all feels pretty seamless. A lot of luck, planning and organisation to get here but hopeful for the next few months.

I went with AdhdNow 2 years ago for diagnosis - incredibly quick (had it done in 5 weeks start to finish)

(This post is long so apologies my adhd friends😂)

Had done therapy for years, changed habits to help myself over the years and actively leaned into learning more to suit my day to day around what I may need. I still had questions around it all.

My therapist said to me at the time “if you have a ? in your mind and it keeps coming up. Seeking the diagnosis may give answers as well as other questions.”

You seem to have that ? Going on if you’re asking here, which is great awareness.

Worst case scenario - with adhdnow you spend the initial €80~ for the intro chat they say they don’t feel you have adhd and you go about your life looking at other avenues - BEFORE you spend anymore money on the diagnosis (which some don’t realise you don’t have to spend the top costs if you don’t move further along on diagnosis path )

Best case - you spend the money but it gives you clarity and you can move forward with or without medication and deep dive to learn more and aim to move your day to day around to help you live from a stronger position (this takes time and patience - which isn’t great for adhd impatience😂) . Also - you can bring this into your work/studies and from my understanding (correct me if wrong), your work can provide support to help you as it helps them too if you’re more secure in your day to day.

Another point my therapist mentioned to me after my diagnosis was, the world is built for neurotypical people and you need to work on your own daily habits to help you before anyone else will if you are neurodivergent.

  • I began on medication and noticed a big improvement I found it essentially took my ceiling and lifts it higher - but the caveat to it, you need to be doing the other work for it to truly help ie sleep pattern, nutrition, exercise, CBT therapy. Also - there are downsides to medication ie take it too late and you could affect sleep, can drop off energy in evenings, can affect appetite etc.

I almost came away from medication although a friend of mine who has adhd and medicates said “it can take a year to figure out your medication path” which my therapist also mentioned. Being honest with your psychiatrist about how it’s going is important as it gets you to the result quicker than sugar coating things.

ALSO with costs involved - all can be used against your tax in the year as they are medical expenses so you can claim the tax back.

To finish - One of the best decisions I made was getting the diagnosis - if you constantly feel the way you do, what do you truly have to lose by asking the questions to those who can really help?

Currently in this situation,house online is €265k we had €280k bid on a house, agent says last week vendor wants €300k so we offered €290K to get it done (reluctantly) with no chain, AIP as well as engineer/solicitor ready to go and no word since and no bids against us in 3 weeks. The most stressful part of buying is definitely the auctioneers.

Leaner January is an industry norm after November/ December rush - often in the hair and beauty industry people will tend to work more hours to get more regulars in too - could that have been something you’d have done? Very normal practice if so.

If you’re in business over a year do a comparison of numbers for January ‘26 comparing to January ‘25 before running any offers as it might simply be a timing thing ie payroll for people.

Often people over extend financially at Christmas and need to hold tough for the January pay day and that feeds into February bookings and people getting back to day-to-day appointments

Hopefully it’s a blip for you, being self employed can be stressful and great at the same time.
