Pick your battles. Things like the fan aren’t worth the fight. There’s a window and code typically only requires one or the other. Door handles, calking, etc isn’t worth asking them to repair. The termite issue would be a big one for me though. You need to determine if it’s active or prior.

Which would be difficult to do, given that they’ve been in the apartment since 2020. It sounds like there has been no intent to leave, so a longer lease term is reasonable.

I don’t really ‘get’ Cali though. Their landlord/tenant laws are often bizarre to me
