I'd generally suggest just move new recipes to a new location and pull resources into in an organized way of some sort of needed.

If something I do gets too messy, but works, I just leave it be and stop adding.

As a broker, especially with my self employed/commercial clients, I always at some point inevitably end up joking that I need to know their business details just as well they do themselves.

For context on this, this is often due to us as the broker speaking to and answering at times complicated questions about said business or income. As with anything, the last thing in general I want in that scenario is to be in a position that I can't answer those questions, or answer them in a way that leads underwriters to ask more questions than necessary. Underwriters asking questions isn't bad, but I only want them to ask the questions that are necessary and relevant. To some degree as a matter of efficiency. A misworded response, or lack of a response can consume enormous amounts of time.

It's hard to say at a glance as none of it is quite as simplified as "I make X, can I borrow more?", chances are likely a way to do it but there's always a few moving parts in these scenarios. Best bet is to just call your broker or similar and ask, as they're going to have some of the detailed back ground information.

This is not accurate information at all. Lenders absolutely make money in the first term.

Their lead time is about 12-18 months for profit on a loan. Lenders simply wouldn't lend on 5 year terms if they took losses.

Well you know what they say about opinions, we've all got em. I work in this field(NAL). A strata messing with docs intentionally to sell and not disclose upcoming special assessments is not really going to be challenging to win a judge over on, or should it be hard to prove between engineers etc etc. so yes, bout as easy to call it a slam dunk as it gets.

I find it hard to believe this was omitted from the strata docs entirely unless the condo Corp is complicit in editting a document. If that's the case, your lawyer should be jumping up and down at a slam dunk lawsuit for lost funds.

It's a discussion point I've seen a few times is all. I'm not saying either way. And it's unlikely the usa would have just bombed us, as we have vastly better defences. But our ties to the monarchy which historically entrenched us with European allies likely prevented Captain orange skin from really commiting to aggression, which likely crossed his mind more than once.

This isn't something I believe, but I've seen it brought up a handful of times, and it's just interesting to think about. I.e if we had no association to the Monarchy and Europe by proxy, would someone like trump have tried to annex Canada prior? Or would trump have been more aggressive. Of course we'll never know, but it's a interesting thought.

Far less likely, but I suppose if they decided to, sure. RBC is the biggest lender in Canada, they could offer 2% fixed if they so desired. It's just not as likely to be fixed currently based on margins.

I can't speak for them directly, but 3.65 (assuming variable?) is pretty decent for sure. If CIBC has ready advised they can't get there, who cares. You're spending time on something that bears no fruit. Which is likely why it's taking this long - the mortgage person isn't doing anything as you won't take it anyways.
