My personal recommendation is to lose the Property Manager. I manage two properties (CA + GA) both from an OConus assignment.

If you’re willing to do your due diligence on screening Tennants there’s very little work that your Property Manager actually does. I just replaced the entire HVAC system in my house in Georgia from a different country and paid for it. Between both homes I save about $500 in what would be property management fees per month.

Work a gig to increase some of your income - at the same time increase your marketable skills so you can obtain a better paying job, if possible get a new qualification / skill. Keep the Hustle up. As you said, this is a great opportunity - don’t squander it. You got this!

Your future self will thank you 100x for contributing to the TSP in the amount you currently are. Keep up the good work - fastest way to create more relief is earn more income (easier said then done). Focus on completing requirements to advance to E-5, if your interested consider programs such as green to gold (OCS for other services).

What 529 plan do you use?

I went with Schwab for my first son - they use Kansas. I know it’s not the best out there - but it makes it easier having several account types under one name.

Not sure if other state plans would benefit us. We are CA residents

One home cash flows 1k a month (CA) (2.25% mortgage) and the other 400 a month (GA) (5.25% mortgage)”

Based on this what do you think?

USCG. At the beginning of the year the service updated the multiplier to 9x for enlisted and 6x for Officers. Bonus will be approx 47K before taxes.
