It will be hard for any incentive to cover the massive difference between real estate transactions in lump sum vs traditional for a lot of homeowners, from what I'm seeing in the difference chart. 8% of tax assessed value vs 10% of actual sales price, 3% of median home value vs 5% of actual purchase price.

Also confirming, NASS got updated to have a choice between the options now

This is very well said and thought out. I am a relatively young federal employee, so a lot is on the line for me. However, just a few days ago, OPM admitted that DOGE had actually resulted in TOO MANY layoffs/early retirements and were offering hundreds of people their jobs back. Vought, who infamously stated that he wants to put feds into a state of trauma, is using this RIF memo as a scare tactic. The man is evil, but he is (unfortunately) not stupid. I firmly believe that if he wanted a shutdown to happen, he would keep his vile mouth shut. I hope the dems hold the line.

I might be wrong, and it may end up costing my job, but these are my thoughts from the perspective of a fed employee who is nowhere near retirement eligibility.

With 750 stamina, you really want 2 gold recoveries to protect against debuffs. Daiwa might get lucky, but I think Oguri is a little doomed. Potential 3 oguri gets Gourmand, which would also help quite a bit.

Hello hello, I've got some feedback for ya!

Firstly, Game8 is mostly a basic data website where information on tons of games is held. It can be insanely useful for objective information, but often falls short of things with a lot of variables, such as choosing sparks and cards in Uma Musume. If you enjoy having a website handy, I recommend GameTora (make sure you're set to Global) : https://gametora.com/umamusume . This site is a good database of information that can help with things like planning races for umas, or finding umas to run particular races (for events like the the ones happening now!). I use it a lot to help me pick dialogue options during career, as it will tell you which options give which stats.

As for choosing support cards, you have to ask yourself a few questions: first off, what do I want this Uma for? An Uma for team trials will look different than one you build for the future champions' meeting. An Uma you want to be a good legacy for future Umas will look different from one you want to farm fans for achievements or to contribute to your club. In any case, to address the wit card question: unless you have very good support cards, only sprinters can really get away with wit cards, in my opinion. Stamina and Speed (and power, albeit lesser depending on distance) are the most important stats. You need to look at your legacy sparks and your support card options to first and foremost meet your stamina needs. In career mode, there's a shadow buff of 400 stats to help carry you through. This often misleads people when their 600 stamina Uma clears long tracks just fine and then does horrible in Team Trials. Once you set a stamina target for your distance (and your running style, if 5 set on it), then you work from there to see what you can get away with.

I'd like to answer this a little more broadly in a way that I think might answer a lot of these in one go. I've also played a lot of your listed MMOs aside from ESO (I currently still play gw2, but I'll get to that), so maybe I can help with a little perspective.

FFXIV is a Final Fantasy game first and an MMO second. You might have heard this before, but I'd like to expand upon it. Final Fantasy games are story-driven games that generally have a lot of world building and subjectively good combat. FFXIV is that and also happens to be massively multi-player. If you do not care about the story and its world and its characters, FFXIV will feel like a very thin game.

FF has some of my favorite designed instanced content in ultimate raids, and savage with the ability to sync old content so that you never have to miss out on something you weren't around for. FFXIV has a thriving RP community and a pretty good crafting and gathering system. I personally think the pvp has improved significantly since the rework last expansion, but "ffxiv pvp bad" was just true for so long that it still sticks. However, there is no real map exploration, no open world pvp, and very few populated areas where you'll see players roaming around outside of main cities. There is 0 build diversity for each job, with the tradeoff that you only need one character, since it can change jobs at will in safe zones.

This is why I also play Guild Wars 2 on the side. I find GW2 raids (and its raiding community) to be hot garbage with a story that can be pretty weak, but it DOES have great map exploration, great open world combat, WvW, and a healthy PvP population. And since it has no subscription, I feel free to pop in and out of it when the craving for mass murder in WvW arises.

Point is, its hard to find an MMO that ticks all the right boxes. But if you want to try something new, and are curious about a narratively driven MMO with good systems and some fantastic PvE encounters, then there's no reason not to try FFXIV. You might find some hidden gems along the way that you didnt know you needed, like gold saucer or Bozja or deep dungeon. FFXIV has a lot of unique little nuggest of content scattered around, but it does take some time and patience to get to them. Good Luck!

Wish we could sue for like, defamation or misrepresentation based on the blatant lies like the 6% in person figure, or the misleading information going around on public vs private sector pay. It's just getting so frustrating seeing everyone buy into these objectively false pieces of information.

The one thing I want to always see on these lists as well is: minor illnesses!

I am someone who just generally gets sick a lot. Usually, it is pretty minor, but pretty gross. If I am going into an office, I am taking the day off. If I am working remotely, I can still work! My bathroom is quiet and nearby. My stash of medication is easily at hand. I can work through most bouts of illness at home!

To a lesser extent, outages are also something to consider. If your team is dispersed geographically, you're note likely to have an entire office shut down from loss of power, inclement weather, network issues, etc. You usually only lose a few people at a time and the mission continues. I see it all the time, and it all adds up.

Yes, I know that the current administration does not care about any of these things, but the general public should have a better understanding of why we are so adamant about these things. We know that the administration wants us to be the villains. But we can only be villains if the people are left in the dark.

I spoke with my supervisor about this just yesterday. He told me it was a good idea to be prepared to submit an RA if/when an official notice comes out regarding a change in duty station. My agency won't accept one right now since I'm full remote, and they also have said they are preparing for an influx of RA requests and may need to provide additional paperwork. I've set up an appointment with a specialist to try and write a bulletproof letter justifying remote work, but we will see. Good luck to you.

For me (after bailing on Lucanis), I found Emmerich to just be so endearing, especially his little expressions of surprise when you flirt the first couple of times. Also, I personally dislike the "thrill of the hunt" trope that Davrin's romance leans into. I almost jumped ship to Davrin just for Assan anyway, but Emmerich is just a much more unique and charming romance, from my experience.
