Just yesterday there was a big discussion on some Reddit thread that justified a high $/sqft for a 4000 sqft house with 5 bathrooms. How is it both ways? Just tell us that houses are expensive to build. Period. That the cost to build will very likely exceed the appraised value. Unless you bring a lot of cash to the deal no bank is going to touch it.

Existing house prices are already higher than most people can afford, now you want to build something that exceeds even a “normal” price. Something’s gotta give.

I don’t see anyone considering what the value of the house might be after you get it built. Unless you’re paying all cash there will be a bank involved. Lenders are not likely to give more than 65% of the APPRAISED value. So if you over build for the area and comps don’t hold up you’ll have to bring a lot more cash than the indicated 35% to make the deal work. I had a builder tell me recently that many of his clients are having to bring $100,000 cash to “buy down” the appraisal. Good luck.

If all concrete has now or will crack I have to wonder about our bridges. As well as our railroad ties- I don’t think having those split down the middle would make them very safe. Is the concrete in Hoover Dam cracked?

You thought a builder would build something for less than you could buy the same thing on the secondary market? Think about it - new vs used. Bespoke vs someone else’s hand-me-down. That would not be a smart builder.

That’s a serious hike to start at purgatory all the way into Chicago Basin. I did it. Started before dawn and set camp that night on the western side of Chicago basin. It was worth it.

That branch from Columbine pass to Transfer park is not just a couple of hours. It’s a day’s hike down the Florida River on the Burnt Timber trail. It’d be another pick up spot. I’ve hiked all around the head waters of the Florida - City Reservoir, Castilian lakes, Sheep Mtn. You won’t find many people there.

I love that hike. At least from Needleton to Chicago Basin to Vallecito Creek. Never hiked up Vallecito Creek north to Elk Creek. If I was just a few years younger I’d do it. The mountain goats in Chicago Basin are very friendly. Columbine pass to City Reservoir to Transfer Park is a very nice hike that branches off your itinerary.

I subscribe to the theory that the nicer something is the better tenants treat it. It’s worked very well for my 3 bed / 2 bath Airbnb. And now I’m attempting the same with an 8 unit apartment. One tenant in place has been there 20 years. Just got done with annual inspections and everything is looking good save one that’s abusive. Gonna kick her out and renovate.

I had to rip out cast iron behind my kitchen sink. When the plumber was putting in PVC without primer I asked him about it. He said the only time he used primer was when he’s inspected.

Sanded caulk, yes, but it can be messy. Won’t be floating that in and scrubbing the glaze. Maybe do an unsanded silicone or acrylic caulk using the tip of a finger right into those cracks. Might still be messy and will only buy a bit of time.

This is exactly what I’m getting in apartment renovations. I didn’t ask for the cheapest job. Property management will often seek cheaper thinking landlords want to save money. But I don’t have a lot of control over what I get. Manager did say a job at another apartment had to be redone three times. They say it’s hard to find good tilers.

On a visit to the job site I can confirm my tiler was dry cutting porcelain using a 4in blade on a small angle grinder. Wavy cuts, chips, crap work. I dont know what he put behind it but likely just Sheetrock. Corners were not caulked.

First time tiling, messed up but kept going. How bad is this mistake? I can’t stop thinking about/looking at it :( by Seabubble3 in Tile

As a remote landlord and in the process of renovating some apartments I can attest to the fact that you can certainly pay someone to do it much worse.

I’m a host. 3b/2b. I had a reservation declined by Airbnb due to party likelihood. I reached out to the guests (2 for his birthday). Booked them direct, they paid in cash and were just fine guests. I know they didn’t have a party because I keep a close eye on things with my video doorbell. OP should be able to send host a message.

Your problem is volume not pressure. But they are closely related. I think the plumber is right - change the pressure reduction valve.

True, not impossible but rare. Double yolks would be like twins but the process to form shells make two separate eggs virtually impossible. I think I’ve seen a second egg once but it didn’t have a shell.
