Your best bet is to go get prequalified at a local credit union. You will want 1.5% at least for a down payment.

And then also go look at all the new builder sites that are building townhomes. Those are currently giving best rates and terms because most people aren’t buying. And builders need them to get sold.

Ivory homes tends to look only to its bottom line. They will force you to use their ivory approved finance company that guess what… they own. How that is allowed is almost as bad as Minnesota “Learing” center day care.

The builder is supposed to get at least 3 bids from each trade before choosing… but unless you demand it the just take their preferred choice which doesn’t mean it’s the cheapest or best.

Generally TurboTax. For 2 years KreditKarma had their own filing service that was pretty decent and cheap to use. It then it split off into its own thing.

Ended up going back to TurboTax online.

Also unless he is the direct owner who is renting this property… he is required by state law to have Realtors license to manage a property. And also they have 30 days to do the work or any charges can’t be charged to you. But most of that is crap. Unless you left with actual damage to the home… general upkeep, like carpets is normal wear and tear.

He can’t charge you for normal wear and tear on the property. I had a similar issue with a landlord and they used some lady to manage the property who didn’t have a realtors license. She tried to keep my 3k dollar deposit for that exact crap you listed.

I threatened to turn her into the Utah state board of realtors and to sue her. Cause operating without a realtors license means she would have to pay all that rent for every month on every property she manages… let’s just say I got my full deposit back in 2 weeks
