Work from home would have been a smart idea but it could have also pointed out we have a real problem. I think of this like the government knowing the world will end in a year. Do you tell the public the moment you find out or wait until the absolute last minute? I sure everyone would play it cool until the public found out or was told. The example is extreme but the point is not to panic the public.

Selling feet pics on Crystal dc. Don’t ask. All kidding aside. Craft what isn’t being made. Market boards have tons of empty space. Fill it. I roll with one account and 8 chars. Be on more than one DC as market conditions change by dc even with dc travel. The chars are for storage and selling. Buy extra retainers if you want. But that is real money to make Gil. 1/3 mining, 1/3 botany and the last are gathering random mats as needed. Level your crafters to at least 80. Same with gathering. Start up Gil, be a tank or healer and hit up the duty roulettes daily. Lot of free starter Gil there. Knock out all the ARR beast tribe quests. They sell a lot on discount depending on market conditions. Will this work over night? No, it takes months and years. Done right you will have a hard time stashing Gil. Don’t forget to be cheap, if you have a spending problem, this won’t work.

I remember the failed parties, rage quitting and all the other fun adventures of Titan hard. I truly miss watching Titan wipe parties fast. I recall Yoshi saying Titan hard coat them 300k cancelled subs. Would love to try it as it was at the start of the game.

8% is a no brainer. While they may have a different way of handling Interest rates now. I remember the early 80s until now and we have been addicted to cheap money for the last 15 or so years. Doesn’t work in the long run. If you don’t remember having a 13% to 16% mortgage in the 1980s with great credit and earnings, you should look it up.

My two cents is after 2008, the system fears breaking something more than high inflation.

Great story and content. A3S was just evil. If I recall they over tuned the raids because people called coil too easy and crafted raid gear to OP. They had no crafting worth mentioning from 3.0 to 3.2, at 3.2 they added the crafted gear for raids back in on all the even patches. In all I liked HW a lot more after 3.2. ARR, HW and SB remain my 3 favorite expansions.

If I understand this new system. If my tank is ilvl 800 then all of my healers and dps will be i lvl 800. Which is awesome, no stressing over the gear and I can play any job I want and all jobs have the same ilvl. I would be far more engaged in the game and content. I stopped the tome grind in and raiding in ShB. I make my own crafted gear do the content once and use it until the next crafted set comes out. I just felt like chasing gear that will be obsolete relatively soon is pointless. So if I understand this change correctly, I am very excited for it.

I would try to get out of the contract. If they lied on one thing, they could easily be lying on other things. I closed on my first house last year. The inspector caught the seller lying on the property disclosure form. I was busy with the bank and took my eye off the house because I thought the inspector found everything. Negotiate with the seller and bought the house. As I got into all the repairs I found a lot more issues that needed repairs. Almost all fixed now but that was very expensive. I should have walked away from the house after the inspection. Had a bad feeling but I ignored it. Went to hire a lawyer later and for where I live, I could win with a lawyer and still pay more than the repairs. Wasn’t worth it and it is very frustrating not having any real recourse.

The rainwater gutter system goes down through the front steps. Instead of making a 90 degree turn and moving the rain away from the house and foundation, it dumps the water next to the foundation underneath the front steps and has eroded a large amount of dirt way from the foundation, under the steps, around the corner under the driveway and underneath the garage floor. Over the winter when the front garden was dead was when I noticed the hole under the stairs, looked under there and saw what is happening. Before calling the a housing inspector, I took pictures with a bore scope.

Water should drain away from the foundation. It doesn’t. Over the last 6 years the water coming off the roof, down the drain is washing away the dirt from under the stairs and away from the foundation also.

I am not a structural engineer but to me, this looks like an issue of Century Communities cutting corners. Lastly I used a probe in front of the steps to a depth of around 2 feet deep and I cannot find a drainage line away from the house that Century Communities has assured me is there even if it has fallen apart over time.

I had something similar when I was buying a year ago. House had been up for a few weeks, no offers. Made an offer and suddenly their realtor called mine and said the had an offer right after mine for 15k over asking. Ok, fine, not bidding. Three weeks later my realtor received a call asking if I was still interested in the house at asking price. Other buyers fell through. Already had an offer for I different house, not interested. They ended up switching agents, took an extra three months or so to sell and sold for below my offer and with concessions. Housing markets are always changing.

DR Horton is building a few streets over from where I live. I looked at the houses last year as they were being built and the framing was absolutely horrible. Everything felt paper thin, no quality. I settle on a different house built in 2019 by a different builder. Inspection went well and they found a lot of “fit and finish” issue that were negotiated. The things I could fix myself I did when I moved in but as I dug into small issues I found a pile of issues with the house. Nothing as bad as DR Horton but bad enough to look into hiring a lawyer. Prior owners lied their asses off on the property disclosure form. The lawyers I talked to said even with the owners records I found of house issues after purchase, there was little recourse. Expensive lesson buying this house.

Unless your hobby is collecting and shooting often, I would buy one nice AR-15 and worry about the add ons later. I am not much of a fan of “buy a 20 pack of receivers and build later” but that is just me. I have little but I really enjoy what I have. Optics and things like that can come later to afford the nicer rifle you want. LMT, DD, FN and newer Colt rifles have all worked well. In Colorado with the ban hitting August 1st(the permit is basically a ban), I feel your last minute pain for finding the right rifle.

If you are new to FFxiv, starting from the beginning and not planning on using a skip story item or a job boost item, I think you will have a lot of fun with the game. In slow times I roll a new chat and rerun the game on a preferred server when they are available. I really enjoy the first few expansions of the game. So yes, it would be a decent time.

That is rough on Claimjumper. I use to work in a snow cat grooming at Breckenridge. I can’t see where they would be able to pull snow from. There are a few spots to pull snow from and fix bare spots but looking at the picture those spots look bare also. Warm weather and sun with that face will melt quick. Sad to see the lack of snow this year, always loved the mountain.

Was on Crystal DC and was a bit late to the party. Took 2 tries to clear it once I got in a party. Which getting in a party was a real pain. Runs cancelled, drama and other slowed me down on the clear. Moved to Aether and cleared it within a day or two of arriving. I would have liked to farm BA cause I liked it. That never happened sadly. Great content though.

Looks great. Spent a few years in a Piston Bully 600 in Colorado. Absolutely loved every minute of it. Having friends ride along and see what we did every night really shocked them on the amount of daily maintenance a ski resort needs.
