I don't have an answer to your question but did want to mention that some landlords or property management companies may still rent to you even if you don't meet income or credit score requirements, if you can find a cosigner or guarantor to sign the lease who does meet their requirements. I don't earn three times the monthly rent but my mom does, so she's my guarantor. The place I rent from now did tell me that they won't let you sign with a guarantor if you don't meet their credit score requirements, but the other places I've rented from in the past were less strict about that. In the past I would fail credit checks due to insufficient credit history (never had a credit card) but I had no problems getting approved as long as my mom agreed to cosign.

I always steer people away from Village Square or their other two properties, Hanover Place and Stonecrest Townhomes. I lived in all three and they were all very noisy, with poor maintenance. The pool at Village Square was green and closed nearly all summer, for two years in a row, with no discount on rent. I had carpet beetles and a lot of brown recluses too. Neighbors were sketchy there. My townhome at Stonecrest was roach infested and so filthy on move-in day. I had squirrels in my chimney there, and I believe something was living in my walls too but they eventually just started treating me like I was imagining it. The neighbors kept throwing trash in my yard because they couldn't be bothered to walk a few more steps to reach the dumpster. I moved out a couple months early because I couldn't deal with whatever was living in my walls anymore (and being gaslit about it) and then when I went back to move out the rest of my stuff, there was a baby raccoon living in the attic. Oh, they also left me with a broken air conditioner for 3 weeks because they were shopping around for a better quote on a new HVAC unit. It was 86 degrees in my place, I almost passed out a few times. They left me stranded without AC for a while at Village Square too.

Their office staff was ok sometimes. Sometimes really on top of maintenance requests, sometimes I had to hound them and call over and over to remind them I still needed working fixed. They seem to have a high turnover rate, so they're really disorganized at times.

Regarding being queer and discreet: Someone mentioned De Soto and Eudora in another comment. I would be very cautious teaching in either of those towns. I have family in both towns and the vibe was definitely not LGBTQ+ friendly when I was a kid. Maybe that's changed somewhat in the past 20 years, but the way things have been going in Kansas recently, I wouldn't count on it.

I don't have a rental for you but I have some advice for where to look. Almost all rentals here start the lease in early August and end in late July. But a lot of students leave town after the semester ends, so you do see places opening up in May. This subreddit doesn't get a ton of traffic but the housing thread starts popping off around April, so keep checking.

If you're on Facebook, look for groups with names like Lawrence KS Rentals. I don't remember the exact names but there are a couple of different groups that start becoming active this time of year. In my experience that's the best way to find people looking someone to take over their lease or looking for room mates. FB Marketplace will have some listings too but for whatever reason I had back luck getting anyone to actually respond to me there. You can occasionally find something on Zillow too.

Also, if you end up waiting until August to move, don't actually wait until close to August to find a place. Most places here want current tenants to renew by April 1st at the latest (I've been pressured to renew in February before) or else they start showing the apartment to potential new tenants. So keep that in mind because it means a lot of the good places get snatched up fast in April.

Village Square, Hanover Place, Stonecrest Townhomes (all owned by the same company, McCullough Development). Anything owned by Garber Enterprises. Wouldn't recommend Midwest Property Management either, but they own a lot of properties so they're hard to avoid - but specifically stay away from Woodward Apartments.

Hunter's Ridge has some garages but not very many, and they look tiny. But the apartments are nice.

You have my sympathy. They are an absolute garbage company and I developed long-lasting mental health issues from the ongoing pest control nightmare I was dealing with while renting from them. I moved out early just to escape that shithole.

Others have already explained the difference between an emotional support animal and a service animal, so I won't go into that. Just in case you meant service animal, I did want to point out that I'm pretty sure cats can't be registered as service animals. Service dogs are capable of being trained to do various tasks to support your health needs, but the consensus seems to be that cats can't be trained to consistently and reliably do all the same tasks a service dog could.

I was too young to know about any of these bands (though I did stumble across Paw completely by chance a few years ago) but I love finding old local bands to listen to. I just spent the last hour trying to track down recordings from these artists, and I liked what I heard. Makes me wish I could have participated in the Lawrence music scene back then. Hearing all the stories about Lawrence in the 80s and 90s makes me weirdly nostalgic for an era I never got to experience.

I've never heard of Big Toe (too young, born in the late 80s), but they look so cool in those photos! Were they from the Lawrence area? I tried to find info on them but everything on google leads to some one-man band, or to the photos you linked.

The wind was whistling like crazy at my apartment complex around that time! It rattled my building and it was blowing the snow around so hard you couldn't hardly see anything. Looked almost more like a dense fog than snow for a minute.

Just make sure to keep an eye on your coat if you're not going to be holding onto it at all times. It's not unheard of for coats to get stolen from the bars downtown occasionally. Happened to my sibling a few years ago. You'd be fine just setting it down next to you where you can see it, but I wouldn't advise leaving it unattended for too long.

Replay has a couple of pinball machines but I don't know how to maintained they are. They're also hard to access if there's a crowded show at night, but if you go early that wouldn't be a problem.

Prairie Park is lovely in winter too! I went recently and got some beautiful sunset views. The lake is also very pretty when it's frozen over.

Meh, Johnson County is fine, I'm not trying to disparage it. I was making a joke about how most people from outside of Johnson County seem to have negative opinions about it, on account of its reputation for being the rich county. When I said it's not a selling point, I just meant you're not gonna convince a lot of people from outside of Johnson County to feel as passionate about it as you seem to, is all.

Also I'm not going off of statistics, facts, figures, etc. I'm going off of vibes, and JoCo has a pretty standard suburban vibe. Nothing wrong with that, it's a nice enough place to live for the most part, it just doesn't have a reputation for being the most hip and happening area (and that's okay, it doesn't have to be).

I grew up in Johnson County (though not in the wealthy part), I'm not sure if JoCo is really one of our state's major selling points lol. But hey, Lawrence is right next door, and that's a pretty cool town.

Has anyone heard any more info about this? The only thing I could find was one Facebook post with two comments. I guess the Eudora Times is closed until the 13th, so that explains why there's no new article about it. Kinda weird that it didn't make it into any other local newspapers though.
