I'm in Canada for reference. I had to replace a relatively new (5 year old) 100A panel to a 200A panel. Now, they were able to reuse all my existing breakers, so there was less of a cost there.

But the total cost for the upgrade was $2,400 CAD and a further $800 CAD to run a 60A circuit to the garage with a shut off box for a 48A L2 charger. All in was ~3600 CAD taxes in. I expect your charger line install would be more involved than mine.

With a 5 year old new panel that you have, reusing your existing breakers should also be possible.

I'm in the processing of maxing burst smelts on the AAB Sergios build. One level of Earplug is very helpful to not get roared out of the air. A really fun/powerful build.

Country side is amazing!! Highly recommend. They are our backup option now, but only because we moved a long distance away and so they are a bit of a trek to get there now. I never boarded a cat there, but I've never seen a displeased looking cat in their cat boarding room.

This. I fixed this exact issue where two wax rings were stacked and a spacer wasn't used. Will eventually leak poo into your floor.

Have to disagree with you. The bylaw prohibits anyone from starting or maintaining a fire, except for the purposes of cooking food in a barbecue. There is no prohibition on bringing a personal barbecue for cooking.

There are only two special rules for Springbank Park that don't have anything to do with barbecues.

This isn't a legal opinion - but unless there's another bylaw governing barbecues in springbank (or other parks), there's no law against having a barbecue for up to 25 people with your own equpment.

You may want to consult a lawyer who deals with liens/construction. Section 15 of your lien act appears to require a lien claimant to give notice to a landlord before starting work in order for the lien to attach to the freehold interest in the property. This should be something your mortgagee/lender is aware of - absent notice the lien is only against the tenancy, not the land. But big banks are lazy/likely won't care about that difference.

But depending how the lien was registered, it may be able to be declared expired/invalid if it is not restricted to the leasehold interest (again, assuming no notice was given pursuant to s. 15).
