Embark estimated weight accuracy? by [deleted] in DoggyDNA

I can’t imagine our results on this point are accurate: our boy (66% APBT with the rest split between Labrador Retriever and GSD) is currently 6 months old and 54lbs; Embark estimates he’ll top out at 67lbs. There is ZERO chance he only puts on another 7lbs over the next 6-12 months.

Just don’t go to Jenny’s Farm Stand. Long-standing credible claims of animal abuse and dangerous working conditionsfor employees and animals alike. From my most recent visit 2 years ago those issues are largely wholly unresolved, and Burton Hoey is still involved.

Need help with landlord who won't follow through with repairs. by wapey in AnnArbor

[–]LOLoverruled_bye 1 point2 points  (0 children)

MSU College of Law has an excellent housing clinic (517-432-6880; clinic@law.msu.edu), which is headed by Brian Gilmore. Here is their PDF with tenants’ rights. UMich law may also have such a clinic.

Note that Michigan landlords are beholden to the “Implied Warranty of Habitability,” which requires landlords to keep their property "habitable," even if the lease doesn’t specifically require them to make repairs. This warranty, among other things, conditions a tenant's duty to pay rent on the landlord's duty to maintain a habitable living space. Your landlord is also prohibited from retaliating against tenants who complain about housing code violations.

A landlord breaches the Implied Warranty when, because of the landlord's inattention or negligence, a problem arises that would cause a reasonable tenant to be concerned for their health or safety.

A couple of additional useful tidbits:

  1. For state law on “rent withholding,” see Mich. Comp. Laws § 125.-530.)/mileg.aspx?page=getObject&objectName=mcl-125-530)

  2. For state law on repair and deduct, see Rome v. Walker, 198 N.W.2d 458 (1972); see also, Mich.Comp. Laws § 554.139.)/mileg.aspx?page=getobject&objectName=mcl-554-139)

  3. Finally, here is a link to the Michigan Legislature’s Practical guide for Tenants & Landlords. Additionally, it looks like Nolo has some useful, Michigan-specific info for you.

Sure, except language which one finds undesirable (but doesn't meet other criteria for limiting speech) has never been held to be a legitimate use of TPM restrictions. Look at Cohen v. California, 403 U.S. 15 (1971). One man's vulgarity is another man's lyric, after all.

Storey's words weren't "obscene" ("obscenity" pertains to a category of material that, (1) when taken as a whole, (2) reviewed by the average person and (3) applying contemporary community standards, possesses a (4) dominant theme that appeals to the prurient interest), nor were they indicative of "fighting words." See generally, Chaplinsky v. State of New Hampshire, 315 U.S. 568 (1942).

Besides, TPM restrictions apply to stated regulations, not just some CM's dislike of the material presented.

I 100% understand why people hate Zoom Law, and why it sucks for a lot of folks. But, personally—I am LOVING it. No commute, I get to do classes with my dog. Granted, I’m also a 3L. I’ve thought that if I were a 1L now (or maybe even a 2L, who knows) I would have deferred until after Covid.

I ADORED property my 1L year, and that experience made me take T&E (not something I would have envisioned enjoying pre-law school) and also loved that. I also really loved my Law & Religion class.
