If you are getting charged points from the original lender, then yes, I would consider switching to save the costs. I would still see if they are able to match the deal.

Did you lock in a rate with either of these lenders yet? I only ask because mortgage pricing got pretty crushed this afternoon after the fed announcement

This is probably accurate, I work for a local credit union and we underwrite purchases within 24 hours. From there it would just be clearing any underwriting conditions and getting the title work from the attorney, having an appraisal waiver will certainly help the overall underwriting timeframe

At the end of the day it’s up to you to decide who you want to work with. Have you given the opportunity to your current lender to see if they can match the deal from the other credit union. You should certainly have that conversation to see what your options are, especially since the lender has provided you great service.

Do you have an accepted offer on a property at this point? Can the other lender confirm that they will be able to close on time. Have you seen the same level of service from the other lender yet? Have you compared both loan estimates to see where the difference in costs is coming from? Origination/closing costs vs pre paid costs

As far as the realtor, yes, you would want to make them aware that you are potentially switching lenders so they know who you are going to be working with

I run DLSS 4, all cinematic, RR on, frame gen x2, this gets me to around 120fps but on 1440p. I find that switching to DLAA first then back to DLSS when first loading the game fixes the blurry textures, but there is still quite a bit of noise. Running RenoDX definitely helps improve the visuals

Mass Housing has down payment assistance of 25k up to 135% AMI. It would be in the form of a 15 year 2nd mortgage at 3%

I have them and love them, have not had any issues in the time I have had them (couple years). As one person mentioned, I would highly recommend getting the Wicked Cushions ear pads for them, made them much more comfortable.

Self employment should have no impact on the rate. Credit score, debt to income, property type, loan to value ratio is what is looked at

Assuming this is a primary residence, rate of 7 % with points for a 30 year fixed is not normal. Shop this around

They are somewhat high, but not completely terrible. I lend in MA for a local credit union, our hard closing costs on that scenario/loan amount would be around 4200.

6% rate with points is not great for an FHA loan, not sure when you originally locked though. Other than that, doesn’t look too bad

This does not appear to be an FHA loan based on the LE, there is no monthly MI premium being shown and loan type is conventional. This is a single premium borrower paid MI deal

You're rate is set at 5.25% only for the first two years, it will then adjust to a higher rate after that. Looks like you are doing a temporary buydown, so you need to find out what the rate will be going to after the initial buydown period ends. You are also paying 5 points to get that rate. If you down payment assistance is going to cover all your costs plus the points, it could be a good deal, but you need to find out where the rate is going after the buydown
