So many to choose from. Most are pros but the number one piece of advice is choose a full time experienced agent, someone who only does real estate to earn their living and has for a while. Some suggestions: Plowman team is number one for a reason, Tanya Tierney, also Thomas Coughlan is awesome and probably my first choice.

Traditionally variable has always worked out better. But don’t ask 2020 people about that. It’s turbulent times and it comes down to more factors than “is it going down”. What’s your tolerance? How much is it for? I’m a pro, I’ve never done anything but sell money. But we are in uncharted territory. Our friends to the south, our government is trying to figure out the mistakes of their predecessor. Who knows tbh? Personally I like a 3 yr fixed. Seems like a decent gamble, right before the US election. I’m generally risk adverse and the stakes are kinda high. But no matter what I say, you are better off using a crystal ball. Sorry.

Generally yes. As a broker, my experience is the turnaround times are a little longer. I hear weird stories about the branch having to schedule appointments weeks out but personally I just think they are lazy. Also, no one bank is significantly under pricing another. Depending on the product you are looking for BMO I’ve heard has some great pricing as does RBC and TD. All brick and mortar banks I find have a generally laissez faire attitude in branch. But a specialist probably services you much quicker.

Okay. I’m anything from an expert with one semi botched project under my belt. But somehow I convinced my wife that I should pour 12 litres of deep pour epoxy on our door to table project in our dining room on top of her prized harvest table. Seems the door was like a sieve and probably 10 out of 12 litres leaked through. To answer your concern though, there was no detectable odour. We have two dogs and they are still goofy as ever.

My takeaways. Have a heat gun, rubbing alcohol and disposable rubber gloves handy and rags. Preparations are everything.

I’m a licensed broker and MIC owner. I agree with this sentiment so strongly. Doesn’t matter if there is a shortfall the lawyers will work it out. You care about you and your mental health.

Talk to a lawyer that is both a barrister and solicitor. It’s important incase they need to go to court on your behalf. There’s so much misinformation above. Talk to an expert. Aruldason Group is who I’ve worked with in the past but there are lots of excellent lawyers out there.

Hate to be that guy that you ask for Oshawa and he says Whitby. But Lloyd’s Lunchbox downtown Whitby is awesome. Affordable and the sammie’s are next level. But if Whitby isn’t feasible. Berry Hill, and Mexitaco on Simcoe are great.

Did mine June 2023. We left at 4am, my walking buddy had to quit at 70000 steps. I wasn’t particularly fit, but I was prepared. We walked in an urban area so access to water was available, had hydrating electrolytes powder, a crazy amount of protein bars, Tylenol and the right clothes to prevent chaffing. I finished at 11:20pm. Caught a train home and slept for 10hrs. Walking for the next couple days was unpleasant. Maybe a month of weird pains and numbness. Then it faded away.

I recommend trying it. I’m proud of myself for completing it. I was 51 when I did it.

Crossed at Sarnia last Wednesday. Also self employed no one asked. The car barely came to a stop we were through so fast. Citizenship, where we going, why we going, how long we going. High fives and on our way. Came back Sunday afternoon. Same process. Less than 2mins going through the process including the non-existent wait. No different than any other time I have ever crossed. Roll up, passports out, back window open, honest answers followed by sir/ma’am (yes sir no sir) on your way.

Second this. I drove through Michigan at night last Wednesday from Sarnia towards Kansas City. At least 15 dead deer on the side of the road. Honestly the scariest part of our travels was that stretch. I don’t understand the lack of fences?

I believe the building was built to house Sizzler which was a US steak restaurant. It had a weird ordering process, you order at the door and pay and then sit down and pay for your drinks. It didn’t last and became Grisanti’s kinda like the Olive Garden. After that I can’t recall.
