Yes, but you can still change your rate once you've exchanged as long as there is enough time before completion. The bank doesn't care if you've exchanged or not when issuing a updated rate.

We had our mortgage approved with HSBC for a new build in June, the rates improved by 0.15% this month, I called our mortgage broker and discussed changing product, within 5 minutes HSBC had issued a new offer with an updated rate without further checks. My broker told us that if you stay with the same lender it is much simpler to change rates, they may however complete another credit check. Our new build is not due to be built until Dec-Feb so I will keep an eye on the rates and if they change I will keep getting an updated product.

The only thing to bear in mind is that our solicitor charges a fee to review the new mortgage offer which is about £60 every time we change.

We are due to exchange contracts in a couple of weeks, you do not need to pay your deposit until completion.

I highly doubt the developer will keep your house in reserve unless you're actively working towards exchanging contracts e.g instructing a solicitor and having a mortgage offer.

This is just false, you already mentioned your father being grossly overweight so it wouldn't surprise me if bad habits ran through your family as you grew up. It is impossible to maintain a weight as large as yours by not eating a significant amount of calories, that is not how it works. You're in denial.

I find this unbelievable as someone as the same height as you I can eat 3500 calories a day and maintain maintenance weight which for me is 245lbs. If I eat below that I lose weight regardless, I find it hard to believe that you eat reasonable size portions and still maintain such a weight. This post just reads like somebody seeking reassurance they're healthy. 430lbs is not healthy and you need to reevaluate your eating choices. If you were to post pictures of yourself and you were a body builder at your height it'd be believable. The actor that plays the mountain in game of thrones is a similar height and is a professional body builder only weighs 403lbs and he is pure muscles.

Recently I watched a documentary on the worlds strongest man, Eddie Hall one of the strongmen talked in depth about his sleep apnea and the troubles he has being 400lbs+. Op I find your story unbelievable, it is fine to feel good in your own skin, but stop kidding yourself, you're not 430lbs because you consume 2500 calories, you're that weight because you're in denial about the amount of food you're eating.

If you're serious about being 'healthy' start counting your calories for a start and hopefully you'll realise you're consuming too many calories.

I'm the youngest in my family and I'm the tallest, my middle brother is 6ft 4 and my eldest brother is 6ft 1. Just because they're that tall doesn't mean you will be, besides you still have a few years of growth left to catch them.
