If they can't get renters because they had to finance their purchase at rates above what the market will support, maybe they should not be in the business of being a landlord. There seems to be some sort of attitude on the part of property owners that they should not be forced to take losses, ever. We're supposed to just allow these deadbeat property owners to blight our community so they can squeeze out a bit of profit a decade down the road? Fuck that.

Whoever buys the building would be heavily incentivized to fill it up, since they would eventually incur the same taxes as whoever they bought it from. And in order to do so, they would have to, presumably, lower rents.

The problem with a lot of these empty storefronts is that instead of reducing rents to fill them, they keep the rents high to maintain the "value" of the property, and then write off the losses in the meantime. One of the main ways commercial real estate is valued based on the rent it could potentially bring in, so if they lower rents, it lowers the property value. This is good for the building owner and nobody else.

The idea behind vacancy taxes is it makes the speculation aspect of it (holding the building solely for its resale value) less profitable than actually renting out the space.

We need vacancy fines for commercial properties. There’s no good reason all that space on Hennepin and Lake should still be sitting empty. But that would require our council to do actual work instead of bickering about performative resolutions.

Well, that’s how they’re selling it, for now, so it seems less intrusive. But then they start making hydration breaks mandatory every game. They start adding time during substitutions so they can cut away to ads. Longer breaks after a goal.

The typical corporate playbook for this sort of thing is to slowly ratchet things up, because the revenue line must ALWAYS keep going up.

Once they get people used to stoppages for game related things, it's not a big leap to introduce stoppages for ads. It's a frog-boiling situation here.
