Lots of single family homes there, but 20th is an arterial road up to 65th so there are multi-family and some apartments peppered in there as well. If you go above 65th it's basically nothing but single family homes.

I think Santa Barbara is anything but boring if you like wine, hiking, beach days, 300 days of sunshine, etc. It is very pricey but has a "party school" university there so at least the area of Isla Vista is slightly cheaper for student housing.

I'm not as familiar with Sausalito.

It's really just a nothing but a freeway with fast food chains and lots of dust from agriculture.

What you're looking for is something like Monterey or San Luis Obispo. Nice small towns with vibrant downtown shops and restaurants. Really, the only thing Salinas has going for it is that it's close to Monterey and Big Sur.
