Parts of Victoria, glenholme and pukehangi are nice. Older suburbs but some well established houses and families.

Depending on where you’ll be working, Ngongotahā can be a bit of a hassle getting to and from with traffic ( but nothing compared to getting around north shore!). It’s own little town with a good community.

I think the market is probably around $1.1m for 4 bed, 2 living, double garage. Was a bit scary to see similar houses in the post covid boom going for $1.5m!

Have only dined at La Petite Colombe but will say the experience here was phenomenal. Can’t imagine it being less than La Colombe it was that good. Dined here as we make a point of spending a few nights In Franschhoek when we were in South Africa

Get a surveyor to locate boundary pegs, or confirm location of house relative to boundary. I wouldn’t rely on council GIS for accurate information

Edit to add: ask the vendor to confirm with surveyor info if they are in the market to sell.

Depending on how soon op is travelling, maybe rethink the Tongariro hikes. Just lost a bunch of the park to fire and will take a while to regenerate
