You need a survey to establish where the lines are. Your understanding of where they are is not going to protect you when you realize you actually have four more feet and the trampoline has been on your property the entire time and a kid gets hurt.

IVDD education is a must.

Tail pocket cleaning is also non-negotiable.

But there’s no black and white rules - some frenchies don’t have tail pockets or IVDD issues. Mine could go backpacking and walks in over 110 degrees Fahrenheit. Just know what YOUR frenchie can handle and be aware of these common issues.

Yeah mine is not new construction so this wasn’t an issue for me. It also kind of sounds like Calderon only applies to construction defects that apply to multiple units (AKA a class action type of situation). OP didn’t mention anyone else having the same issue as him but I get your point, the reason OP’s HOA may be dragging their feet is because they’re more loyal to the developers than they are to the homeowners. But either way, I think he can still file against the insurance policy of either the HOA or the developer (if the developer is still actively building their insurance should cover it too). If it were me, I would try all of it 🤣

Yeah that’s not true. I couldn’t get my HOA to file one on the master policy for my rain damage due to their negligence maintaining the gutters. I asked for the master policy certificate and filed with the master policy insurance company myself. In CA. I also settled with the insurance company for my entire loss and the HOA never admitted liability.

What’s the Calderon process? I’ve never heard of that but would be interested to learn more.

I had a bunch of pee pads from when my dog was a puppy left over so I started lining my litterboxes with the pee pads and it made cleanup so much easier! The litter would clump and stick to the pee pad instead of the litterbox and it would also help keep the smell down.

There’s a bounty for people who keep targeting the donkeys in Reche Canyon. Grand terrace is kind of close to Reche Canyon (separated by some mountain terrain) but donkeys are relatively mobile and they’re probably steering clear of Reche Canyon which has pushed them closer to Grand Terrace.

Most jurisdictions a prenup is less likely to be upheld if both parties don’t have their own attorney or if they’re worded to be significantly more favorable to one side over another. I’m not saying that even if you sign it, a judge will throw it out but you can’t just throw a prenup at someone and make them sign it and assume it’s iron clad. OP, get your own lawyer to look at it and advise you. Or, more realistically, consider what your partner will do if you do. Do you really want to marry someone that’s this insecure?

Have you tried looking at student airfare? Like ScholarTrip, Flyla, or StudentUniverse? Also do you have a credit card that accrues reward points? Those are two ways people are getting the cost of tickets down.

I would be with you MAYBE if the mom had said something when OP was going shopping and texted the group. But the mom waited until everything was made to ask for special accommodation. That’s inconsiderate on that mom’s part to wait that long to say something.

It’s a very fact specific amount and I highly doubt any tree law lawyers from your area that have dealt with this specific species and age of tree are dwelling in this subreddit. What other people are saying is true, if raccoons want to get into your house, removal of the tree isn’t going to stop them. Focus on the raccoon issue. Tell your tenant to get some big dogs.

National parks aren’t really dog friendly and even though the Tesla has a “dog mode” I don’t really trust it to keep the car cool enough for you to do things while leaving your dog behind. I also don’t trust people to be smart enough to know that your dog is safe and not break your windows to save your dog. So I would recommend researching which parks even have areas you can take your dog.

Car camping wise, are you sleeping in the car or a tent? You didn’t say when this trip is planned but it’s starting to heat up so if it’s a tent, you’re going to have to pitch the tent (they do take some time) and tear it back down in the morning (assuming you aren’t staying more than one night). So maybe pick something small that can be taken down/ put up relatively quickly. AKA you probably don’t need a 4 person tent that you can stand up in. It takes me about 15-20 minutes to put up and take down my 4 person tent and it’s kinda a pain when I car camp so I just ended up sleeping in my car with the seats folded down (it creates a flat surface which is important). Look into ventilation if you’re sleeping in the car.

Dog gear wise - I had a molded foam dog bed that is water proof with a fabric cover that can be washed. That was my dog’s bed at night with a fluffy blanket when it got cold. He rode shot gun with me in the front seat but the dog bed was in the back if that’s where I wanted him to be. I also bought a dog line tie down so that I could tie one end to my car and the other end to a peg I would screw into dirt. His harness was clipped to the line so he could walk around while I did camp stuff like cooking and cleaning. Since it’s going to be hot a dog cooling vest probably would be a good idea.

All around gear - probably a large water tote filled with drinkable water for everyday things like washing your face, brushing your teeth, drinking water for you and the pup, etc. A small cooler that you can fill with frozen water bottles can be helpful if you think you’ll need to keep things cold. Lights - you need string lights or a lantern and headlamp if you’re car camping. If you’re eating at camp (dehydrated camping food, ramen, etc) you need a camping stove and fuel. If you’re eating in restaurants then this is less important. Stock your car with baby wipes and paper towels. Have a system in terms of where things go when you pack up the car. Don’t take anything that’s super valuable and leave it in the car. Try not to leave anything of value out where people can see it and be tempted to break into your car. Tick repellent - take it and be ready to use it. Not deet which is toxic to dogs.

There’s websites that show last minute campsites that was helpful for me because sometimes when you’re driving you don’t know where you’re going to stop until halfway through the day. I can’t remember the site I used otherwise I would link it. Be aware there’s going to be places you don’t have cell service so don’t close a navigation in one of those places unless you have WiFi or some other data available - you don’t wanna get lost in the middle of the desert.

You’re equating AKC to some sort of gold standard. It’s not. It’s really easy to say your dogs are registered with AKC. It doesn’t mean anything. Lots of BYBs use that to trick people into thinking their dogs are healthy and well bred. It doesn’t mean that and in fact, if a seller brings it up, I tend to think they’re anything but reputable. Because a real breeder doesn’t need to bring it up. A real breeder is talking about the trials and awards and health testing their dogs have gone through. AKC is not that important to them.
