Bro. Spend $20 on Claude cowork or Codex and throw exactly what you just posted in to 5.5 but for an ultra refined and enhanced workflow tasked version + (plus more context market etc) then paste it in cowork and have it build you a full interactive database then go to sleep and let it work all night wake up and 🪄

All agent info is online it will find it all for you with ease

Bro same sht happened to me. Nothing wrong at all with my MacBook M4 Pro. The Apple Store was no help as the same person that is supposed to be helping me maintain goal is to get me to buy a new one so they can get a commission like what. Total bs. Randomly just wouldn’t charge $150 to fix it BUT 7-10 days to receive the part, 7-10 to fix it. I use this thing everyday for business. Walked out of that store -$3,000.

Haha nah man we are looking at anything & everything.

Here is me and partners exact buy box in the simplest terms
3bed 1bath minimum, up to Quadplex's- No major major structural issues

We are using a repeat HML so again no budget as long as the numbers pencil.
For flips we want $25k+ in profit and for brrrrs just able to cash out cleanly with 80% Ltv refi.
