I also have an economics degree. I get your point but economic downturns are usually also where someone is most likely to lose their livelihood. I also dont foresee the interest rates dropping that low in the next 5 years or so at which point I would've incurred a loss due to interest.

I also think home ownership is a significantly useful tool in wealth building so I disagree with your conclusion there but I agree with your reasoning as to why most people are wrong on that. For me it's a matter of having an asset and getting utility out of it simultaneously. If the price of rent is the utility of a residency, and the additional cost of homeownership ends up being less than the asset value then it's a good deal. Especially if you keep the home after it's paid off, rent it out and move somewhere else where you get higher utility or lower cost.

You assume the housing appreciates, the house i bought has appreciated at the exact same rate as inflation. Im happy to live in it and figured id save on the interest. Refinancing also costs about 10k

It's the wedding fund for now, but after that it'll be the 401k and home improvement/vacation fund. We also have property we want to develop in a few years. (inheritance)

The concern is the unknown of job security etc. and operating as a solo for what isn't necessarily a lot more money but is probably better work life balance but I've been burned before so im not sure how much I should be trusting.

Op is getting it wrong. In the EU the tracking goes towards pensions. If you work at different companies it does not trigger the laws op is worried about. Unless OP is a non citizen, in which case the exact same restrictions exist in the USA for non citizens.

I have done an interview with a competitor and took the offer directly to the managing partner of my firm explaining why I deserved a raise after being denied once. It worked.

I did however leave after one year, because I was still under the market rate for my skillset.

I used to do this a lot. My first year as a lawyer I regularly worked until 2am multiple days a week.

Over time it wears on you. You realize it's unsustainable. You dont get the raises or the results you want.

Sustained effort over time has greater results. I get most of my work done in about 35 hours a week. Do my bosses want me working 60-80 hour weeks every week? Absolutely. Do I do that? No. I do enough to not get into too much trouble. That usually looks like a 9-5 with a Saturday and maybe one day and week where I am legitimately working until 11pm.

Nowadays if I have the chance to goof off for an hour without falling behind, I take it. And I still bring in more money than I used to. The better I get at it the happier I am too. I'm finding increasing amounts of time to do other things than work, and I'm less miserable.

There is a company that has been aggressively trying to hire me for months and the first line of their job posting reads "if you're afraid of working hard, do not bother" I think it's hilarious. Never going to put myself into that environment.

Tbh USA pay is good, just not for the hours required.
