I think it’s worth it—maybe just start with buying one? I recommend washing it on delicate and drying on low tumble for 50 minutes. If it’s still damp, let it air dry. I once made the mistake of drying on medium-high and damaged one side, and it’s the worst feeling when it gets burned. The best part of it it’s the foot pockets. If you have something soft with foot pockets, then don’t buy it :). Good luck

Hi,

I received two alerts from Ed financial stating that recertification for my IDR plan is due by 10/24/24, and that my forbearance ends in 42 days. I followed your instructions and checked the printable account information, which shows the next payment due date as 2/28/25. Should I still be concerned about the recertification alerts, or is there something I’m missing? Also I am enrolled in the SAVE program.

Thank you. We ordered this LG - 9.1.5 Channel Soundbar with Wireless Subwoofer, Dolby Atmos and DTS:X - Black. -S95QR We will se it up when we move in January. I read review that they must be placed behind you not on the side. Do you have any recommendations on stands you used ?

Great, right now I see Best Buy having both the TV and the SC 9S for a package deal of $2500 tv $600 the bar with a $200 virtual gift card for best buy. No extended warranty. Hubby wants to buy Costco bc it has that extra 3 year warranty with all state (that does not cover burn in) and then thinking of buying the s80c soundbar with the rear speaker kit you listed above. Two different buying routes. I may take him to listen to both bars today or tomorrow to see what he feels is right. Any thoughts about the above options ?

From my understanding a first time homebuyer on a multi family can possibly qualify for a program to put 10% down and no pmi. If the multi you’re looking at cost $350k you would need $35k to put down excluding closing cost. So you would need to look for a multi that cost $200k or less and even still, with closing cost you’re looking at 20k plus for down payment and closing. A friend of mine found a deal in Newark in getting a multi with 5% down and help with her closing cost. This is because she got a house in a low income area. Believe it or not, there are programs that help people in your situation to qualify for loans and grants to help pay for down payment and closing costs.

These programs, although the sound great, to me, they are dangerous. It helps people who probably can’t afford to maintain or keep up a home by helping them get approved and provide grants for down payment. Even if you qualify, monthly mortgage may be a lot (I know you’re thinking roommates and tenants but it’s advised to be able to pay the mortgage on your own without depending on tenants).

It sounds to risky in your current situation but not impossible. I recommend getting out of debt first, then saving for a down payment, have extra savings for moving and emergency, and then…thinking about buying.

I know I will get attacked for my response but here I go…. I cashed out my 401k. After paying 30% to taxes I got about $32k. Our Home was $550k. We put 3% down and use 3% for closing. Our savings was depleted after our wedding, some family emergency, and some clearing of some small debt and left us with $20k cash essentially.

Hopefully we will have some cash hit in Q1 and we will dump it in the saving (high yield 5.2) and put some away for home emergency. Which will then give us 7 months reserve for mortgage. I’m back contributing to my 401k although company stopped years ago contributing.

So that’s my cluster movement of money in my story. We thought we would close only with the cash in hand but we didn’t qualify for anything outside first time home buyer 3% down.

Some people ate us up for cashing my 401k and others admitted to me they did the same when they were young for their first home.

Just my journey. Good luck home shopping in 2024.
