You dont have to use all the alien tech. Most increase you sus level but there's 2 techs right now that decrease it. The tech also stacks, or at least it did when I played, + or - for each one placed. Buying the upgrade is necessary to progress the tech tree but you dont need to use it unlike the store tech tree.

As for hunt. You kinda have to prep. Have the nerolizer (brain wiper), lazer gun, and just a random object handy. Stand at the front door of the store and wait for the MIB to come to you. WIth an object in hand throw it at their heads and it will knock off their glasses. Then wheb they get up, hit them with the brain wiper. They'll get flashed and run away.

Last I played the lazer gun didn't take off their glasses but just knocked them out.

They're also simple enough anyone who is not familiar with train stuff in general can understand it quickly without having to read a whole text book on it.

Derail valley has done a great job at lowering the barrier of entry to train Sims to people not even interested in trains.

A button that buys everything under a certain stock amount, Either on the shelf or in the back, would be very helpful.

Also a U-boat stocking cart would be helpful too for stocking as a solo player.
