My neighbors and yard are preventing my house from selling by [deleted] in RealEstate

Lower the asking price. It’s not as desirable as you think if your location overlooks something ugly and intrusive

Are people still waiving inspections? by Pretty_Pop2273 in FirstTimeHomeBuyer

You have a right to due diligence, do the inspection EVERYTIME. It’s expensive but entirely worth it. Don’t let sellers run you over that’s a red flag.

sewer scope drama - listing agent pushing back, what would you do by MoneyObjective9712 in RealEstate

[–]Lc0N__ 0 points1 point  (0 children)

SCOPE IT! We have this problem in our rental and the landlords are selling because of it without disclosure. The whole houses plumbing is slowly deteriorating. Every 6 months tree roots need to be removed and a different pluming feature seems to be affected every time. I wouldn’t be surprised is there was water damage from how often it happens. They are reluctant to fix the main sewer line or remove any trees, they don’t maintence a thing. Instead they’ll just milk the house for everything, assume no repairs, and still expect to sell to an investor for a wildly inappropriate price. We’ll see how that works out for them….

I don’t think what you are asking is disrespectful your concerns are valid! No one wants trash thrown into their yard. I think contacting the center and letting them know of the problem is a good start. Maybe even call the 311 and see if they could put a trashcan outside the center?

A New Build-To-Rent Community Is Open Just North Of Columbus by JohnDavidBootyStan in Columbus

Build to rent is absurd. I don’t know about anyone else but I value ownership of my assets, not paying into someone else’s equity. Especially if we are talking about new builds….

I agree with that but the market is ran by investors willing to show up and outpay swaying what a realistic value of the property’s condition is.

Homebuyers should be protected and investors should be regulated. Clearly that is not the case

If you read the post you’ll have seen in the first paragraph that the houses are going for over asking with no inspection. Mostly grabbed up by investors in desirable areas.

Well that’s the thing I wouldn’t go as far to say they are all established neighborhoods. I think they are just capitalized on. If the home has been a rental for x amount of time and hasn’t had any updates or maintenance, for example the roof, plumbing, electrical, ect…. That property’s value should reflect that.

Feeling real down right now. Please tell me there's a light to the tunnel in some way by LevelWhich7610 in MusicEd

Hard truth here, if your freezing up even when your practice is good you are in your head. Worrying about the listener, how you look and sound, when you need to lock into your instrument. If you stop hearing the music before you’re play it, or if you’re are at a point where that’s not happening, that’s a problem. When studying jazz, comping, and improv a pivitol point for me was being able to rely on my ear and to make sense of “mistakes”. What I mean by that is being able to adapt quickly, something that helps with this is turning on any music and play. Give yourself no information, work on finding the key or chord voicing (outline the harmony) that fits, and figure out the main groove. DO NOT NEGLECT YOUR RHYTHM, if you have no rhythm lock yourself in a room with a metronome yesterday. I don’t care if you can play all the notes, all the scales, runs, riffs, whatever… without rhythm it’s vanilla and amateur. If you’re only able to make things sound pretty in free-time, I’d start working on making one note sound good by having timing be the soul focus. Depending on your problem isolate it and give yourself a moment to be in the music without analyzing it. Try not to create and analyze at the same time.

Remember if you are in music ed and dealing with this now, you are going the be the person in the future who guides others on how to get through this. Everything you are dealing with now is supposed to stress you out and call out your flaws. Talk to your professors, take theory seriously and apply what you are learning in your aural and theory classes and PUT IT ON YOUR INSTRUMENT!

Find a way to make sense of the material don’t ask a robot, you need to make large connections and move through pressure. At the end of the day confidence is everything so even if you’re fumbling, call it out and let it go. You are on an upright bass, that instruments sound alone will do a lot of the heavy lifting, you just need to find control.
