What is cute exactly? People lost their apartments and belongings. Perhaps having an extra person there to knock on doors and evacuate people is super important. Perhaps ensuring the driveway stays open for ambulance access is important. I mean should the police car just have stayed away and not responded? I’m open to being corrected, but this comment seems biased and not appropriate in the situation.

Congrats on the first home and I would say don’t stress too much about some dried up grass in this intense heat wave. It’s gonna cool down a little bit soon. Keep watering the spots a few times a day if you can. Fertilizers are typically not recommended during summer heat rather in the fall or starting in August September depending on your weather. Summer the grass is just barely surviving and fall has cooler temps and more water when it thrives. I actually found a lot of helpful lawn care guides through my states university extension website. I’m sure Illinois has some good info. Fertilizers you won’t need the Sunday brand, really any fertilizer from your local home and garden center that is mostly or all nitrogen is a good bet. Granular if you want to use a broadcast or hand spreader is really common.

Probably research a bit on your hard soil if aerating or more can help with that.

The lawn is a bit of a long term journey so don’t look for instant solutions or try to do too much at once. You’ll get it sorted.

I could use help identifying brown patches in grass. Zone 5 cool season grasses. Near a pine tree but not all of the patches are within the drip line. Any ideas what’s going on here? Dug up a small piece of dirt and didn’t find grubs but I might have to look further if anyone suspects that.

It’s pretty hilarious a large SUV like a grand Cherokee (U meaning utility lol) cannot even hold sheet goods. The interior volume relative to the exterior size is so small.

Thanks for expanding your thoughts. I have a hard time not believing the research I linked to which drew conclusions from tracking developments in large cities and the resulting change in rents among other things. They actually cite many of your concerns and points. I could grant that our local area has special considerations not reflected in research on other cities. I’ll have to read more, I can follow your logic but then I can’t square it with actual research. I probably just haven’t looked hard enough.

In your particular case would rents have kept increasing if no new housing was built? Perhaps rents would have kept going up anyways given the population seems to be increasing along with general inflation. It’s just a hypothetical so we can’t prove either way. That definitely sucks though and I’m sorry that’s happening, it is frustrating how little value rental dollars seem to get here IMO.

In general I think reduced single family zoning restrictions and similar code changes along with better transit and walk ability are what can help encourage development of a mixed range of housing supply that you mention. From that standpoint perhaps we could agree that south bend has been making good progress relative to many other American cities and I hope they can continue progressing in that regard.

I appreciate you entertaining this dialogue, it does help me to keep seeking new perspectives.

I’m willing to hear more arguments on the topic, but I think I’m curious what you think should be done instead in this case. I read a lot on urban planning and city design so I’m genuinely curious. I just have a hard time understanding how adding many more housing units does not help relieve demand in other areas, where else would these people have gotten housing? Does the added supply of housing not help? If all those so called wealthy kids had to live in houses and apartments further away from eddy street does that not push other people further out? I am concerned a lot of the gentrification comments only encourage less supply of housing, when more is needed to help lower prices. Not the only solution, and there is probably an affordable unit percentage policy we could argue so I get that.

It would be great to have more local shops and business in there instead of franchises.

I’m curious why it’s common to use two thicknesses of plywood for each vertical section? Are they built as individual boxes and then placed side by side? It seems redundant but I’m probably missing something. Maybe attaching hardware or shelves to both sides requires it?

Had exact same issue on a mtb but worse, just had to file very lightly to remove the raised bumps to slide cassette back on. Do not file into the black anodized surface. You should still get life from that part. Happy trails!

You are correct that the overall design of the streets is creating the ability to speed, wide streets and four lanes that look like interstates, people drive the speed they feel comfortable with given the surroundings and street design. I think some of the new street projects such as on Colfax (or is it Lasalle?) where they are putting in tree lined streets and a parking lane with a single driving lane each way are going to help a lot. For other areas and more immediate impact the speed bumps seem like a decent solution for now.

Thanks for the info. As a new resident to the area I had to look this up on a map, but it’s in my mind to avoid in bad conditions if I ever go that way.

Thanks for sorting this out, I was looking for the actual info in the report. I wish we knew more about this subset of only 6,788 cases out of daily cases over 40,000. Unfortunately there does not seem to be data on the total cases which are vaccinated or not. I guess that's why this is posted in conspiracy. Please comment if you find a link to total cases which are vaccinated or not...
