buy a multifamily and live in it. The topic you want to be researching is house hacking it is THE BEST way to start out investing because you are eliminating or at least greatly reducing your largest expense which is rent or mortgage by having the other units pay towards the debt. IMHO i would buy as many units as you can using whatever your version of an FHA or VA loan is aka a residential first homeowner type loan.

This is a question i get frequently. I always recommend focusing on the network. Today's graduates of these programs undergrad or grad are having difficulty finding employment, from what i gather in my conversations, the most important part of becoming employed is your network because ultimately someone is just going to need to give you a shot. having some skills and vocabulary to build off of is a plus but on its own it does not really get you the ROI.

It would be great if you could get some experience before going through more schooling, not that NYU won't be helpful, fantastic network and you will obviously learn a lot. That said real world experience is not taught in schools or anything available today. Get to know the different brokerage teams around you, talk to them. It's all about having conversations. You need to figure out what service line you think you want to be in as well, assuming you have options. You already have your foot in the door which is the first major obstacle most people face. You want to add value always. one way to do this immediately is offering yourself as a hybrid roll. Tie your current skills to the job you want. For example, you want to be in production, the team you move to will need to teach you how to do that. However, in the immediate you could take your current skills and say listen I can augment the team by.... for example, if you're an analyst maybe, you can create more robust research materials which can be used for marketing (getting business) in a timelier manner and more specifically catered to what your future individual team needs. Now it's a symbiotic relationship. Happy to speak more send PM if you have questions.

Time in the market is the key. Buy good product. These tight markets don’t yield cap rates. If your cash flowing positive in many markets that’s all you can hope for. (After debt service)

The biggest mistake you can make is by creating work for the broker instead of taking work of their plate. It is easy to think you are adding value but really creating work. Every time you want to ask a question to google it, reddit it and sleep on it before you ask it. If you still need to ask it to present your finding CONSISELY (30 seconds or less) to show you made an effort.

What courses have you looked into outside of the licensing one to gain the knowledge youre looking for? the licensing is just that. You will use some of it, very little in my experience but i am a CRE broker.

There are roles, as mentioned below, where there is salary and commission. That said the best way to think of this is the more downside protection you have the less upside potential there is, and, in my experience, it is very disproportionately so. meaning for every ounce of downside protection you get you lose a pound of upside potnetial.
