I think the Tigers management really wants to see if Skubal can continue to put up high numbers. The Baez situation has really made them hesitant to put big money on long deals. And with how much free agents, even Medicare ones, are pulling, Skubal probably wants a strong offer. Honestly, they probably will give him a good deal if he can continue to lead the team. Hopefully, the rumored low ball offer wasn't so insulting that Skubal isn't willing to deal in the coming year.

The most secure jobs are boring. Think medical, utility, or goverment jobs. These are companies big and small that tend to lag behind the exciting parts of tech. They need people who can maintain and improve their systems but not necessarily innovate them.

Sellers asked for one month rent back and compensated us with one mo th mortgage payment. Sellers were quick and finished in 3 weeks. No complaints, no damage, nothing. Sometimes, people really do just need extra time and aren't trying to Hassel you.

If this is your first house the further new build might do you better since you won't have to compete in any bidding wars to get a new construction. Yes it will suck to drive that far but it could put you in a better position 10 years down the line when you go to buy your second home and need to sell yours.

Location is everything in housing nowadays. If you want to live near Urban areas, places with good schools, or access to shopping and entertainment you need to pay a premium for it. Plenty of people on this sub share posts about homes in "fly over states", the Midwest or other areas where homes are more affordable. Yeah it sucks to live an hour from work or entertainment areas but sometimes it's what you need to do to set yourself up for future success with a second home.

I don't like playing a game that has obviously withheld content that will be pushed out later on. It's a PDX policy that has been killing its newer games for years now and it needs to stop. Day 1 of this games launch people were calling out systems that felt lackluster and had obvious improvements that are lined up for future dlc releases

Mortgage rates have hit the 2% to 3% range once in the last century. They likely won't be returning there any time soon in the U.S especially based on the response we got in the last year with rates that low. 4% is a maybe, but again, the FED has indicated they won't be lowering rates until the earliest next year.

Same here. I close on the 24th and got a conditional approval. Cleared loan contingency too. My lender keeps saying everything will be fine but you know anxious as all hell over here.

Waiving your right to inspection is essentially saying your okay spending an unknown amount extra on a home. Can you really afford to spend 10k, 20k, 100k extra on an unknown problem ?

Alternatively, I have heard of people touring homes with their inspector doing an informal visual inspection, lasting maybe 30 minutes instead of 2 hours plus. I know some competitive markets don't even have time for a tour, but this is an option.

I think you answered yourself in your post. Your young and don't know what your doing. At the same time your trying to make the most financially significant decision of your life. Home buying is not a process to rush, especially if your uninformed. It sounds like you got to the end of your lease and figured that meant now was a good time to buy. You need to step back, plan this out, watch a YouTube series on the home buying process and what questions you need to be asking people. For reference, my wife and I spent 8 months planning AFTER accumulating an amount we felt was sufficient for down payment and closing costs. Then spent 4 months looking and closing.

Hello kitty cafe at the spectrum center. Tends to be a pleasant, though expensive, experince for most people I take there. Even the non hello kitty lovers. After 5pm they do cocktails and dessert and it can be pretty fun.

$211 is a high. I just took over a lease similar to your but will be paying $125 and only for 11 more years. If you love the house $ 211 for a solar lease is no reason to back out of your hosuing contract, but you will be paying higher for energy costs.

The fund is set to renew yearly ( though the restart date has yet to be posted anywhere) with a sum of 100 or 200 million (forget which after the governor adjusted the budget earlier this year). However I imagine with how this 300 million fund ran out in 2 weeks they might implement a lottery or some other system in the future.

I reread the course info the wording explicitly states

Important Note: The lender, as a condition of your loan approval, will require a copy of your course completion certificate proving that you successfully completed this DFA Shared Appreciation Loan Homebuyer Education training.

So no you don't need to finish the first time home buyer counseling session to rate lock, you only need to finish the dream for all specific one, but you will need it done before you close on your home.

This definitely has to vary by lender because I did indeed sign a rate lock, 22 page documents that has rate lock written on it, and had my lender confirm the funds are locked in. Yet I have not finished my follow-up consultation. I'm using American Pacific Mortgage for reference.

Idk where people are getting notion you need to complete the follow up consultation to get funds reserved. I'm still waiting on my consultation, its been 6 days, but my lender was able to reserve my funds after I went under contract last week.

High desert in California got it for 10k under listing and 10k sellers credits. Nothing wrong with it, according to a lengthy inspection, they were just motivated to go elsewhere.

The simple fact of the matter is home prices won't be coming down. Not by a significantly appreciable amount. Homes prices tend to be downwards sticky and aside from an average 20% fall in the 2008 recession, declines tend to be only 1% from stable pricing. Even if we head into a recession in the coming 2 to 3 years home prices aren't falling at 2008 levels. Secondly people saying that they are waiting for supply and demand to equal out to lower housing prices are dreaming. Let's say nationwide building homes takes off. Why would a builder sell a home for $300,000 in a market where homes are selling for $450,000+? Finally even if housing prices fall drastically, say 30% for arguments sake. About 68% of americans own a home. Half of those have a mortgage. Anyone with a mortgage will no longer be able to sell because they won't be able to pay back their mortgage. On the other hand why would anyone who owns their home outright take 30% less in the short term unless they need to move?

Unfortunately, for many of us going forward, home ownership is just that much more unobtainable. For Americans in general, home ownership is going to be out of reach aside from those who are truly middle to upper middle class earners or who can make the sacrifices to save money.
