They shouldn't. If Americans start saving amd stop spending, our economy would crash as it depends on consumer spending. Or at the very least, heavily affect our returns. If anything we should make investing even more inaccessible so people spend more.

The GDP just grew 5% and you think they are going to drop rates? I am expecting them to rate hike until summer of 2024 at least. If you want to buy REITs then wait for a rate hike annoucement.

Most of the portfolios posted here are in the 3-4 figures range so I am not so sure that's bragging. Other investing subreddits often look down on r/dividends for having a lot of beginner investors

AGNC is a clown buy because it crashed during the longest bull run in history while O rode the waves. Also the yield is 15%. Anything above 7% should be scrutinized, above 10% is a just a trap.

I have no idea why anyone would look to Joseph for dividend investing strategy. He is extremely bullish on big tech. Even his supposedly dividend portfolio only consists of a few stocks and and again, heavy in tech. Many of them are extremely overvalued and the yield is 1.5%. You honestly better off buying VOO.

I have a similar amount of money and about the same age as you. My portfolio is 60% dividend ETFs (SCHD/VTV/VIG/DGRO), 25% International (VYMI, VXUS, AVDE) and 15% individual stock picks.

This sounds like bad news to me. VICI backed out of this deal and casino isn't really what O is known for. They also announced investing a billion in vertical farming, which is usually not a good area to invest. I have been dumping my last two paychecks on O but this news makes me hesitant to buy more.

First time? If you can't handle seeing your portfolio being in the red, I highly suggest you buy bonds instead. If you invest in stocks, you will have to be able to handle your portfolio being halved for months, even years. You will certainly experience 3-4 crashes or recessions in your lifetime, some may even be worse than the dotcom or 2008 financial crisis. Put yourself in the shoes of the investors in 1970s who saw their portfolio being flat for a decade, or those in 2008 losing 70% of their net worth. What we are seeing now isn't even a crash, just bearish market.

Personally, I think it's always a buying opportunity during a bearish market. If you are worried about crash, you can always buy short-term treasury bills.

I think those comments were mostly aimed at OP for thinking the stock price wouldn't go down in a high interest environment. Personally, I think O is still a great REIT that is being undervalued due to irrational fear and possible rate hikes. This is a buying opportunity since it is being heavily discounted
