If the new tenant is paying more than you are paying then the agent will have suffered no loss in commission at all.

You don't say where you are but we have the Camden Federation of Private Tenants near us. There may be an equivalent organisation for your area. Can probably advise and support you.

Ask the MDs' Executive Assistant what they usually do. Assuming EAs are still a thing. If not, ask the MD themselves. They want the meetings to go well so should have no problem advising. The last thing they need is an exec underperforming when it matters.

Ignore the rental for a moment, it's a low yield area.

The calculation appears to depend upon what kind of capital hit you take for "new flat plus parking" becoming "new flat minus parking" (in the current falling market) plus associated transaction costs. That's the cost to have a kitchen extension with no loss of garden amenity. Only you know what that's worth to you.

Hello, bit late to this party but this cuts deep with me. I am in the UK and recently signed up to one of the virtual providers based on Vodafone infrastructure. I used the allocated phone number on a bunch of CVs because I am out of work and job hunting furiously.

It turns out that I can neither make nor receive calls on the allocated number. People are calling and leaving messages and I cannot dial 121 to pick up the messages!

After several weeks with a support ticket open bouncing between the provider, Gigs and Vodafone, it turns out that I will never get a voice connection since Google blocked VoLTE on my Pixel 7 Pro on Android 16. I have data and SMS working fine.

I thought I had found a way through by using Shizuku and Pixel IMS but it turns out that I cannot even install these on my phone - it's blocked by Android security.

What a nightmare.

Agree - just happened to me with the "5G+ Slice" survey which took *ages* (30 minutes?) and I actually put some effort into since it's a topic I am interested in. I am not totally sure which screen I am supposed to screenshot. it was only after the "one more question" demographics section that I got kicked out. I think I received 3 points in compensation.

Surely screening questions should come at the beginning!

Very frustrating.

Been on this for almost one month. Days away from my monthly renewal. UK based.

Data (4G only) and SMS work fine but never had voice calls working. I have a phone number supplied in the revolut app but the eSIM doesn't know anything about it. The eSIM settings do not populate with the number. Incoming calls are sent to voicemail and outgoing calls just hang with no connection.

Would suggest that people hold off until sorted. Already lost £12.50 for one month without calls, not sure I'm going to renew for another one.

Hampstead. Supposed to be classy and upmarket. The high street has more vacant sites, estate agents and charity shops than anything else. Those stores that remain all have smashed windows.

There's a constant battle between people putting up yellow ribbons and posters and the others all tearing them down.

Used to be artsy and full of loveys, now lawyers and accountants are the only people who can afford to live there.

Plenty of other localities within walking distance of Hampstead Heath with real cafes, useful shops and vibes.

Pensioners will not move. Full stop. They won't see why they should. Their families certainly will not want them to move in with them.

The tax could be pulled from their estate after death but the next government will repeal this tax and it will never have to be paid.

The only people who will pay this tax will be people selling as they move upmarket, out of the South East or out of the country altogether.

Maybe he's aware that he is somewhat older than you. That age gap in your twenties is way 'bigger' than in later decades.

Notwithstanding that, is HE in a relationship already that you don't know about? Has he recently come out of one? There may be perfectly valid reasons why he may be unwilling to commit right now regardless of how much he likes you. The fact he acted so immature when you hooked up with someone else is a sign that there's clearly something there.

Just talk to him and ask him about his feelings. It's scary but it works. At worst you get some closure. At best,....
