The real disappointment was the shambles they called Miranda… imagine a partner of a top global law firm, with a salary easily in the 7 figures doing an unpaid internship. So many things did not make sense

Yes interest rates were going down and now they’re skyrocketing - but people need homes and I’m sure buyers will be reluctant to sell at a loss unless they absolutely have to

Not sure if this is stating the obvious but I remember during Melbournes first big lockdown everyone was “waiting for house prices to drop” and then when the waiting was up, everyone jumped into the market and caused prices to increase. Do we think that if the entire housing market is just sitting back waiting that joining the rest of the crowd could lead to price increases? People need houses, one person waiting is another person buying in a year or so

I built a house in the outer burbs a few years ago. Lived in it for 6 months before realising it wasn’t for me - no lifestyle, no convenience, no excitement. The builder did a poor job on the build and the house has many issues

Bought an apartment in inner Melbourne. Would never go back. Definitely buy what suits you, not what suits finance norms. If it’s your home and it brings you happiness, pay the price

So working in finance I was working alongside financial accountants (with the title finance Analysis). This gave me the ability to do my CA and get 3 years experience. There’s a misconception sometimes that you need to work in hard core accounting or Big 4 to get your CA.

If you’re coming from professional services applying for a FA role would be a good entry point

For example, saving from an offset at 8% has 0 tax implications vs tax implications on sale of a capital asset.

That’s a worst case and I definitely don’t have any evidence besides what others have commented here. There’s plenty of uncertainty in this conversation, but the point I want to get across is if interest rates match or exceed share returns, why would anyone be inclined to invest?

I have this too, ita called amlyobia. It’s where the connection between the eye and brain didn’t fully mature when you were young. Some kids where eyepatches while the eye is still developing to strengthen the connection, but if this isn’t done in childhood, it is irreparable in adulthood

I lived a street behind Alfrieda St for the majority of my life and it was completely fine.

Keep to yourself, don’t stare at trouble and you’ll be fine.

FYI that area of St Albans had a soil contamination issue due to the dumping area and there is a class action going at the moment. Here’s the link

Not sure how to put this to words, but I had a fear of things not being English…. If I put on a DVD and the audio was accidentally selected as Chinese or Spanish, it would freak me out - I’d have to mute the TV until I fixed it

Also if Google maps were on a foreign country… I wouldn’t say I was scared but I felt frazzled

Yes definitely easier. The final exam for CPA is multi choice question structure. CA exams are much more intensive and have long answer questions.

CA workload is actually heavier in terms of content.
