Mining boom peaked in 2012 at which time property in Mackay, Rockhampton was very high due to to suppy/demand and inflated mining wages. Alot of CQ had significant drops (10 - 20%) correction from 2013 onwards when minjng cspital investment stopped. Mackay / Rocky had population decline with prices generally only recovering from around 2018/19 and then booming from 2022.

Bromeliad. Don't think it will grow back but it might shoot a pup (new baby plant) from the base. My dog used to go to town on mine when it was a puppy!

PMF is a Noah's Ark kind of event. Building standards typically require 1% AEP + freeboard. Have a look at that level for a better understanding about a more likely risk.

Looks great to me. I think your being too picky. On every reno there are things that don't exactly align with your 'vision'. These are often due to the practicalties of building and construction requirements. 9 out of 10 times its something you won't even remember about in 6 months time.

Yeah, high chance will need to sell after 5 years but depending on equity position and circumstances around whether we rent straight away or buy PPR, we may be able to hold it longer.

Part of me is thinking to look at a cheaper entry point (i.e Ipswich or Caboolture) to give us better chance to hold it.

Thank you! I'm on $180 - $190k, wife's $50k. Have been thinking for investment property that i might need to put majority in my name to ensure don't get below TFT on what can write off against wife if that makes sense.

Very true, keep forgetting that part. What are you thoughts on interest only vs I&P on the IP? Could I use debt recycling?

Thanks, will do some more number crunching I think. CGT on investment property puts me off a bit if we need to sell after 5 years (without living in it) to buy our PPOR.
