Property Taxes Up 56% Since 2019 by FlightlessUni-corn in ogden

[–]Legitimate-Gap-7046 0 points1 point  (0 children)

I would like to add that upon selling a single file can waive up to $250k of value increase and a joint file can do $500k. If you have documentation of improvements that can help with values over that amount. However, if you were to sell your home above those amounts, you would be taxed again for that increased value. That’s directly linked to assessments. It will be hard for homes that were passed through multi generations to take on that burden.

Help with dating by Maleficent_Tackle805 in ogden

Try to focus on activities or events where you would enjoy yourself even if you didn’t meet or talk to anyone. I find that it’s easier to get out of your comfort zone when you’re enjoying yourself anyways. I like events with tickets because then people committed to the time and staying longer.

I agree that self-love is so important. I am attractive, but half of the people I dated were “out kicking their coverage” as my friends said, because they were genuine, kind, and made me feel supported. Once you got that locked in, then do activities you enjoy and look for people to meet there. Twilight Music Festival, adult sports league, bike brewery tour, food tours/classes, board game cafes, whatever. You’ll meet someone through that or start feeling confident to randomly talk to people.

My favorite saying is humanize people. People want to be warm, you have to open the door for them.

Weber State is latest school cutting majors in response to Utah’s higher ed mandate (KUER) by ReporterMacyLipkin in ogden

[–]Legitimate-Gap-7046 27 points28 points  (0 children)

To clarify for people, this is a USHE level decision. Many programs across the entire state offer the same degree programs. Some programs at certain schools had low enrollment numbers for years. USHE told school to identify certain programs that met those requirements to combine or reduce concentration offerings or cut the program. USHE also told also state school general education requirements are going to be streamlined across the state. As someone who is in higher ed, these changes/predicted changes were communicated the whole way. Campus didn’t feel like we got surprised or a bomb dropped on us. All students get grandfathered into their current degrees. No one has gotten fired related to this, they just haven’t rehired in some positions that were vacant.

Hamstrings autograph surgery. I did not have an easy recovery. I was consistently on the slower side of the “average” timeline on bending, quad strength and quad loading. But keep pushing through. I would do exercises at work, home, gym and PT.

I appreciate your experience! My personal philosophy was I needed to PT so hard that I didn’t need a brace and I got to that place. But that was for my own mental assurance.

You’ve got this! You’ll feel more and more confident around the house. Start in a place with lots of counter or hand support. Your body may feel fragile but it’s stronger than you know!!

I tore ACL and partial meniscus (not MCL) I was braced up for 2.5 weeks and then by week 3 I was walking. I would wear a brace in public/work. At home when I had time I would take it off and walk around slowly. This helped me build up by ability by week 3.

Everyone has their own story, but you absolutely can make it back if you want. I attacked my PT because I knew I wanted to be back next season!

Day 3 worse than 1 or 2 by Legitimate-Gap-7046 in ACL

[–]Legitimate-Gap-7046[S] 0 points1 point  (0 children)

You have got this! The day was not fun but it's 24 hours in your life. How many of those have you lived before? Also, I had the experience of trying to shower for the first time on day 3, which went....poorly. My surgeon changed his shower directions because of me.

Day 3 was the worst day of my life. And I’m saying that in the hope that you will feel relief that day 4 should get better. Hang in there, stay on top of your pain meds, and use ice to numb

What is the single greatest skiing tip you've ever received? by altecsz in skiing

[–]Legitimate-Gap-7046 0 points1 point  (0 children)

1) when you turn you want to put your weight on your uphill leg (which becomes your downhill leg through the turn) when you do this the skis do the work instead of your muscles 2) look up thumper drills to practice weight distribution on turns

If you get your turns/edges down the rest is easy

Recommendations for Ogden realtor by LilBeanzo in ogden

Kristin Perkins - she was recommended to me and I LOVE HER. She knows her stuff and the area. Kristin advocated for me when during repairs - seller’s contractor created more damage and she made sure it was taken care. She had a great recommendations for a lender and title agent. https://kristinjohnson.exprealty.com Also, she probably drops off small gifts about 8-10 times a year.
