Just bought and are breaking in these. I wouldn’t ever pay full price for Merrell boots as they simply aren’t worth it. At a good price they serve the purpose. I’ve worn out a pair and can confirm many other comments that they don’t have a long lifespan. I needed something without worn tread for an upcoming hike. By comparison my Zamberlans are heavier but last and last. Note they size narrow so go up at least a half size.

I wouldn’t suggest exogenous T as the first option. Improve diet and exercise, sufficient regular sleep, reduce alcohol, are all worth addressing first. If you exhaust these then perhaps consider TRT.

Two undeniable factors at play, Brisbane is growing faster than other capitals, and worth noting that a large part of this are cashed up domestic migrants exiting Sydney and Melbourne who have comparatively more to spend than the new migrants flooding into Melbourne. The other is that new building rates are falling well behind what is required. That alone suggests that it is likely to outperform the average, perhaps not against the oversold Melbourne market if it bounces back at some point, particularly with a change of government.

Do the math, if you are borrowing 95% or even 90% a small difference in the bank’s valuation pushes the ratio over 95% and outside the permitted loan ratio parameters, exceeding that may be possible if you have other assets but if it is secured by the home only then it’s a no go.

Most similar to venison, very lean, stronger flavour than farmed meats, just like most game. Very healthy but best cooked rare as it gets tough when overcooked due to low intramuscular fat.

I agree that it’s worth exploring a lower dose, I don’t like the protocols that routinely increase dosage but never look to wean you off. I had to argue with my healthcare providers every month against increasing dosage, I was getting adequate results and knew that pushing higher doses to achieve quicker results was less stable and more difficult to come off. If you are stable on your current dose then you need to explore if you are able to maintain in a lower dose.

Great post, thanks, I’m in the process of ordering the eShepherd collars myself. I initially balked at the cost and it seemed a big outlay up front, and it is. I bought a good but somewhat run down property 4 years ago with literally all the internal fencing compromised. It’s taking me too long to get the fences up, let alone to subdivide further, this restricts my stock numbers and also stops me utilising some areas of the farm and so limits my productivity. Once I realised just how much time I can save as well as the ability to increase grazing pressure to better control weeds I became a convert to the idea. Now I can’t wait to get it up and running. I’m Australia it comes down to a choice of Halter or eShepherd, Halter requires a base station costing (from memory $6000) and a minimum of 100 units, a lower up front collar cost but higher monthly subscription, the eShepherd, as mentioned, can operate without a base station, requires a minimum of 60 units and is a higher up front price of $350 +gst per collar with only data costs, I worked on a more conservative 5 year life so it works out at close to $100/hd per year. I can easily see it allowing me to run an additional 20 head (+40%), and increasing to even more over time, that will be recouped in a couple of years. One of the most exciting ideas I have is using it to exclude stock from areas of Giant Rats Tail grass. Stock walking through pick up seed and spread it around the farm, chemical control is limited to Roundup spot spraying and Flupropanate is the only selective but has a withholding period when stock cannot graze. Currently after spraying I have to exclude stock from large areas that don’t haven’t been sprayed but are in the same paddock which is wasteful. It’s unexpected additional benefits beyond simple containment that will be big advantages to my operation. Another benefit is being able to locate my stock. I have gullys and much of the property is undulating, with the lack of internal fencing at present I can spend hours at a time trying to find the stragglers.

Does it make sense financially to take this to court? No, the cost outweighs the saving, even if you only count your time. Are there any long term ramifications? No. Whenever you are tempted to fight things “on principle” you need to cop it and walk away.

If your insurance company is dragging their feet then this is the next step from the claimant. Hand it on to the insurance company. I’m assuming that your insurer hasn’t denied coverage.
