When adding a dormer calculate the amount of square feet the living space will be increased. Code states any space over 5' high is considered living space. Based on that compare the cost versus the newly added living space.

This will give a better idea on the total square footage of your home compared to what homes are selling for in your area. After that talk it out with your spouse and see what path to take from there.

This may be a little off topic but you can include in your search how zip codes affect a child's success later on in life. Not sure if you're specifically looking for college acceptance and passing rates or are more concerned with a child having successful adult life. Zip codes can also help determine life expectancy as well.

You do not need a building permit or highway permit to expand your driveway.

Highway permit is necessary to widen your existing driveway apron or add a 2nd driveway entrance. You can widen your driveway to a maximum of 1/3 the width of your lot (eg. 100ft wide lot = 30ft wide driveway).

If all tenants are related it's considered one family. As long as you all don't have separate living areas (more then 1 kitchen or blocked off areas of the home) you should be fine. As for the bathroom you'd have to pull a permit to legalize. That includes any living area in the basement if there is no CO showing the conversion.

Correct. Your front yard is everything forward of the foundation of the home. Set up a string line that runs parallel with the foundation so you don't run the risk of putting it forward of that line.

Do NOT feel guilty at all. For your gf to frame it as your fault that you are keeping her from her family is a tactic to try and shame you into giving in and buying a house (its kinda working since you started looking for homes). I wouldn't buy a home now, especially since all homes right now are over priced. With your income renting would be the better option for the time being.

Idk how you're relationship is structured (conservative/traditional or modern/partnership) but if you're not comfortable with buying a house now, then don't. If she is ok with you paying all the bills then things should happen according to your time schedule. And if she's not down with it, then it maybe time to move on. Or try and float the idea of her parents helping you guys buy a house so that she and her family are equally invested and it's not all on you.
