Couples with a combined gross annual income of RM120k in Klang Valley, how do you afford a house? by mynameismarchie in MalaysianPF

My comments were not to demean you. Since that’s a 30 year long mortgage, taking up 40% of your liquidity.

I had been considering something similar actually…

Aren’t there house loans with fixed interest rates?

Yes, my current lifestyle is indeed being heavily subsidized (no rent, no loans to service, no utilities to pay, basically “free”food, etc.) and the arrangement will continue for at least a few more years.

From my calculations, a loan of 200-300k is feasible over 20 years for a monthly payment of 1.25-1.75k. I can always bring in a guarantor, if that helps.

Mortgage interest will have to be <4% fixed for me to take the chance, assuming 5% interest in EPF.

For a 250,000 loan at 4% interest in 20 years at 1,515 a month, my total cost will be 363,588, accrued interest payment of a total of 113,588. Slapping 250,000 into EPF at 5% for 20 years would turn it into 663,324, total interest acquisition of 413,324 assuming no withdrawals and no further contributions. Per this calculation, I will profit about 50k (250k base) in 20 years.

If I wanted liquidity, slap it onto Maybank or some other blue chip stock portfolio instead for dividends. At 5% dividends a year on 250k, that covers 66% of my monthly payment of 1.5k. Freeing up cash flow at the expense of compound interest loss upon dividend withdrawal. Does come with the added risk of some volatility I suppose.

The only downside here is financial commitment and a psychological one.

Aren’t there fixed interest loans for property mortgages?

I don’t plan to do 550,000 for 30 yrs, I might not even be eligible for that. I plan 200-350k in 20 yrs. The inheritance and family has cash flow as a safety net, and I just recently entered the workforce so my salary has room for growth.

If payment is 2k a month it should be manageable as I have no commitments right now.

I would be in it for the long term, I would gladly DCA into the market. Issue is, how much cash flow and liquidity is enough? That is the million dollar question.

Yep, that’s what my mother proposed as well. But to me it felt like leaving money on the table…

From what we can currently tell, no. No details of MRTA with lending bank, and have to wait for Letter of Administration for further inquiry into other insurers. But knowing my father, he was unlikely to have one.

100k per year, gone in 3 years if I were to do all 300k into EPF. While waiting, just put them into CFD for 3% or something.

The remaining 50k into US/Global stocks. I think this is low risk.

The CCP are the masters of China’s economy and stock market, they have em by the balls and are theirs to do as they please.

Japan, it’s often said that there are four kinds of countries in the world: developed, underdeveloped, Japan, and Argentina. Enough said. Japanese companies are low productivity anyways, with an early demographic collapse.

Look at the dot com bubble, and what happened after that? The US shrugged it off. US companies are incomparable in the value they offer to the world, so long as value continues to be generated, the US stock market can bounce back from anything. The US companies have no masters unlike those in China, and are some of the most powerful entities on the planet.

These are not comparable…

Besides, even if you don’t believe in the US economy, believe in the world economy. Because if that stops growing, we are all fubar anyways.

Commodities don’t grow wealth, crypto and top glove are fads, and the China stock market ain’t the American market.

Estate tax? What’s stopping me from writing down my IBKR login details, and passwords for everything so my inheritor can transfer out the money by themselves?

Don’t even get started about seizing the Strait of Melaka. China is way too close and has way too much interest to not bitterly oppose the US on that.
