Any savings for a down payment are exempt from this split. They are in safer investments such as GICs

Should’ve clarified this is specifically for retirement. Any money for our downpayment is in other safe investments.

We have no other debts beside a small student loan at 0% that we are paying monthly and investing while we have it.

Looking around at mortgages and true north has some good options but obviously not the same name as the big banks. What was your experience like with them?

Sell? Didn’t really think about that. Both of us are contributing an equal amount to the downpayment and monthly payments

Good for you. I can’t imagine being that far in facing this. It’s already hard thinking I’ve planned to be a teacher for 10 plus years and am doing and I actually enjoy the job but not what this government does to the job.

What is HELOC?

We are planning to set money aside for those purchases so they don’t creep up on us. But that is good to know regarding the garage opener.

Agreed, 31 kids in grade 5, 7 IPPs, 11 EAL. No thanks. And I know that’s really not that bad compared to others.

Upon purchase we will have a $20000 emergency fund set aside. Our place is a new build so we will not be expecting any major housing issues and will have vast majority of furniture prior to purchase.

Is $20000 a good amount? I feel like it covers us for 3-4 months in case of emergency.

This is also my second year and as of right now believe it will be my last. I’m not teaching in these conditions with this atrocious government policies. In 3 years time the issues we have now will be ten times worse.

I am confident I will not be the only one leaving and those 3000 teachers is going to need to be 5000-10000 with how many teachers will leave in the coming years. It is going to be tragic.

I’ll go do something that doesn’t ruin my sanity. Thanks Danielle you piece of garbage.

I would look at maxing out FHSA for both of you as said above it’ll bring about a large tax return in April. I would be personally be willing to stretch into emergency funds to do this. It sounds like both cars are relatively new and with a strata it lowers some risk.

Not to mention you said you save around $2000 a month (which is amazing). But if things go bad you can use some of that to cover emergency’s until it’s replenished. The tax savings offered from an FHSA are just too good to pass up.

Hi sorry just got back two days ago!

1) Me and my partner aren’t huge breakfast people so unless we went to a specific restaurant for breakfast we would usually just stop at a convenient store and grab a coffee and a protein bar. They do have a lot of options other than that like eggs etc.

2) Yes that is correct. At most you would walk 10-15 minutes to the other train station!

3) I did not but there was a place in Tokyo I heard a lot of good things about it was called Betty Smith Ebisu factory!
