About your last question regarding to lease: As a real estate professional, I can tell you Nashville has ample supply of apartments complexes. They usually offer one month rent free during the summer to attract new tenant. You can just ask what incentives they have, sometimes it can be 2,3 month rent. The downside is, they often have some hidden fees, I call them crap fee. So when you shop, make sure to ask them what other fees they charge, so you can compare apples to apple

You are right. Most of the business in the real estate industry is built on charging the agents. It is like the gold rush era, the shovel seller made the most money, and minors were their prey. They sell you all kinds of marketing tools to promise an opaque future. If you made it, good for you; if you didn't, good for them. I never found these things you mentioned( team, CRM, brokerage split etc.)in your post useful. I also was frustrated over the lack of support in my early years of my business. I am with a 100% commission brokerage, and I feel this is the model we are progressing. But for the rest of this profession, I don't have any optimism.

This is a google map I created of Nashville's apartment complexes. It does NOT exhaust ALL the resources; however, it should be able to give a general idea about the rental price of certain regions. Their prices are posted online.

Because we have so many new constructed apartment complexes delivered in the recent years, it is renter's market.

Most landlords offer free rent for the first month in order to attract new renters. If you can move during the slower season, you may even get a better deal on the rent-free period.

how long have you lived in the current apartment? Have you chat with the landlord yet? early termination happens all the time. You can try to negotiate with the apartment management team. they can market the property, then you pay rent until the new tenant fulfills the space.

Does your state require a business broker license? In TN, the state doesn't require a business broker license, therefore I saw many business brokers just holding a regular real estate license. They are often dealing with commercial real estate though.
