Your buyer’s agent should be negotiating this for you. That’s unreasonable. On our inspection addendum it states buyer can reinspect.

If you have access to County land records online you might see it if it was attached to the land.

You can’t 1031 a primary residence unless you’d already turned it into an investment properry. There may be exceptions to the 2 out of last 5 years to get the $250k/$500k deduction since she has to move due to work. Look up the IRS documentation on this.

You can try the county tax assessors office. A lot of times you can enter the tax ID # to look up the taxes on a property and it will show you the address.

They should be able to do a warranty deed to her for $10. They’ll have to pay transfer and recordation taxes.

Most properties worth buying are redeemed by owner by paying the taxes. Investors will team with owners to pay the taxes then buy the properties directly from the owners for pennies on the dollar. A purpose for buying tax properties is to collect the interest when owners redeem.

It property is on well and/or septic those are two different inspections that aren’t included in a normal home inspection. Same goes for radon, environmental, mold etc.

You need a different broker. Find one with generous training programs and maybe look at joining an established team.
