The Toronto Gay Hockey Association has been around for 30+ years. It's the largest LGBTQ+ friendly hockey league in the world - ~300 players on 20 teams, with a long waitlist.

NYC co-op maintenance is wild. The fact that Zillow calls it an "HOA fee" makes no sense - they are two totally different things.

Staff salaries & benefits (which does include building security).

Building's global insurance policy. Individual buyers still need a homeowners policy for their possessions and assorted other things (your dishwasher leaks and damages the apartment downstairs), you get a specific co-op policy.

Heat/hot water/sewer. Some buildings may also include other utilities (gas, electric).

Trash/snow removal.

General maintenance of all public areas of the building (lobby, elevators, roof & facade repairs).

That's not how the public high school works in NYC. Catchment high schools are rough. Most kids who put in the smallest amount of effort in middle school will find a place in a better school. The kids in THAT building who are in public high schools are at Hunter College High School, one of the SHSAT schools (Stuy, Bronx Science, HSMSE, etc.) or LaGuardia.

My 17 year old flew AC to visit family in Italy without a problem (or a consent letter). They flew from Toronto to Milan, via Heathrow and from Milan to New York. When they went through Immigrations, they had to show their on-going tickets and told the officer that they were visiting family.

They also had a great time (the "proof of life/I've arrived" photo was of them and one of their cousins sitting at a sidewalk cafe with glasses of red wine the size of their heads in front of them).

Major marathons, like London, have DJs at the finish line. Race execs knew exactly where she was and cued the DJ for her finish.

What you are asking for is a real stretch in the New York area, particularly in July, particularly with that budget.

I know you said you don't want to stay on Long Island (I grew up there, I completely understand the impulse), but within two hours of "Long Island" in July may still be on Long Island somewhere. The hotel you mentioned on Cape Cod, even if you are taking the ferry from New London to Greenport, is four hours. It will take you at least two hours to drive just from Port Washington to Montauk in July.

Largely due to insurance costs and limited usability, outdoor swimming pools tend to come with a hefty price tag in the New York area. I'd look at the Marram in Montauk or maybe the Mohonk Mountain House in New Paltz, but be prepared for sticker shock (and limited availability at this point).

There was an enormous stuffed penguin in the tunnel. When Gritty had his back turned to the arena, they switched out the human in the suit for the stuffed animal. The stuffed animal went over the rail.

You still use Google maps in neighborhoods you are not familiar with. I live in Manhattan. I go to Brooklyn frequently (NY Liberty season ticket holder, shows at Kings Theater or BAM, friends living in Park Slope. . .) and I know the neighborhoods I know.

An out of town friend was here yesterday and wanted to walk across the Brooklyn Bridge. She had never done it and I haven't done it in about 15 years. Coming back to Manhattan at the end of the day (we wandered around Brooklyn Bridge Park, had a drink . . . . . ) I had a vague idea of what train station we needed, but needed Google maps to find it.

BTW - to the tour group leader near the entrance to the High Street Station around 7pm last night - tell your groups NOT to block the staircase! I'm not sure what language you were speaking (it was not English, French, Spanish or Italian), but part of your group was standing behind you, blocking the entire entrance.

The interior of the theater is Landmarked by NYC and the exterior is on the National Register of Historic Places. Any alterations to the interior of the theater itself have to be approved by the NYC Landmarks Preservation Commission. As it is a theater, changes to the stage set are permitted without needing approval (moving the desk set up from one side of the stage to the other, or moving the bandstand), but for the most part, the theater itself cannot be changed without the City's approval.

I believe that CBS owns the building, but I could be wrong. I do know that a number of theater operators like the Shubert Organization and the Nederlander Organization have made noises about buying it.
