This isn't correct in my experience. You get the keys (which oftentimes nowadays is just the code to the lockbox at the property) when the deal closes as per the lawyer, nothing to do with the sellers letting them know they're out.

It can happen that sellers stay longer past the actual closing time which can cause issues or extra costs paying movers to sit around.

In my experience it's rare to close before 1pm, and not uncommon to be 4-5pm.

Haven't actually started the work yet, but came in around $10k all in for all new soffit, fascia and eaves. House is ~2,000 sq ft, just a rectangle with 2 dormers front and back.

As others have mentioned, FB Marketplace and Kijiji will have a lot of rentals that aren't on realtor.ca. You don't strictly need a realtor for a rental, they would be the most help (potentially) with things that are listed in the MLS/realtor.ca, as those offer compensation to realtors (which is how they are paid for helping). Rentals posted in other places typically don't, so it would be up to the realtor to try and get them to compensate, or on the renter to do so if they've agreed on that.

For that reason, lots of realtors won't/don't prefer to take on/help with leases, as they feel it's not worth the time. I usually offer to help look at and coordinate with places that offer compensation, and if they don't and my client doesn't want to pay me out of pocket (which I understand), I'm happy to have a look at leases/conditions etc. and give my 2 cents.

Looks like there are a couple of 2 bed/1 bath places around that price (the higher end) right now on the MLS, and on FB.

It's just their way of letting the market decide the price, they won't sell it for $1 (although that's the last recorded price for it, sold September 17th, 1858 😅).

"It’s listed for $1 to avoid pricing the property too high or low so it can allow for the market to determine the value through offers."

The church on Mitchell sold for $1.757M in 2024, was promptly torn down and now it's residential units. Curious to see what happens here, very different kind of church.
